HOUSE RULES
Hello and welcome to our home. We have some general house rules:

1. Primary overnight and daytime occupant must be 21 years of age or older, we reserve the right to verify.
2. Check-in is at 4pm, and check-out is by 10am. Arriving slightly earlier, or want that extra hour to sleep? Should be fine, but please check with us first.
3. Entire house is for your use.
4. Pool Heating - $40 per day
5. No smoking. We have a zero drug policy on illicit drugs.
6. Excessive noise is subject to cancellation of stay. All guest funds will be forfeited for the entire stay. Please respect the home and the neighbors. Any nuisance reported to the city or police must be addressed immediately. Upon any reports you will be notified by telephone and if not resolved then you will be asked to cancel your stay.
7. We do a thorough professional clean between each guest stay, however, we kindly ask that prior to leaving, you load and start the dishwasher, clean and put away any large dishes or kitchenware used and put any dirty towels in the hamper. All used towels and sheets can be left in each designated room for cleaning.
8. Please no eating or drinking in the bedrooms. This will help us keep the home nice for all our guests.
9. We understand that accidents happen. But we do ask that you please let us know when they do. Chances are we can fix them as effortlessly as possible which also means better chances of having your full security deposit returned too.
10. No unregistered guests allowed. No large, loud parties.
11. The Kissimmee city ordinance quiet hours to be set at 10pm-7am
12. The easiest way to disrupt an enjoyable stay is a plumbing problem. To prevent this, we kindly ask you to please place things like sanity napkins in the trash and do not flush anything other then toilet paper.
13. No pets
14. Trash may be placed in the trash bins located in the front of the house. The trash is picked up daily.
15. We have pool service - they are quick and discreet.
16. Lost remotes for TV, air conditioner/heater or damage to pool tablet is subject to a $25-$100 charge.
17. If there is a maintenance problem, please notify us immediately so we can resolve the issue within a reasonable time frame.
18. Extra cleaning and damage = extra charges
19. Property is part of the City of Kissimmee`s Short-Term Vacation Rental Program and subject to all city of Kissimmee rules and regulations.
20. Upon departure, please make sure to follow these final steps:
a. Start dishwasher
b. Turn off all the lights
c. Lock all doors
d. Upon leaving set the temperature range to heat/cool 55-95 on thermostat.
e. Make sure spa or pool heater is off
f. Take trash out to bins.

Other then that please have fun, our place is amazing you won`t regret your stay.
