'Beautifully decorated throughout.
Breakfast was very good and staff were very polite and helpful.
The only thing I would make everyone aware of is that car park isn’t on sight of the hotel but at the opposite side of the road through an alleyway and it’s very small so we weren’t able to get a space so had to pay for the long stay car park which cost us over £10 in all and it would have been a nice gesture if the hotel offered to compensate those who can’t get into their car park. 'Terrible! Worst experience in a hotel ever!
The outside building and front look nice but it’s a facade. Our room was on the backside, you have to pass a trash area and an ugly fence to get there, feels like you are put behind in a shed somewhere. The stairs up to the room were dirty and worn out. A dirty cleaning towel lying next to our door. The whole room was worn out, paint coming of etc. The bathroom so small you couldn t use the sink when you had the door open. The shower was broken,...

'Room was lovely, just the right size. Staff welcoming & friendly, A lovely touch to get a free breakfast the following day. No issues with parking. Only 1 point to make, room was very hot so we should have asked for a fan (but it was 34 degrees outside!), so not even sure a fan would help!. Overall, would definitely return if we needed a night in Southampton again.'

'Comfortable, spacious room and bathroom and nice communal spaces. Parking available. Very well-located for public transport and local shops. Good breakfast and a friendly welcoming atmosphere. In all, an excellent place to stay.'

'Oak Tree Rooms was an excellent base for our New Forest weekend. I think the only drawback was the other people staying - they did like a loud conversation through a locked door, which was quite annoying! Other than that, the rooms were very comfortable indeed.'
