Our property is fully cleaned and sanitized according to the guidelines of CDC and VRHP/VRMA after each check out. You can book with us with confidence! Please note: because of the stronger sanitizer we are using, you may notice a bit of smell when you check in.

A private propane BBQ grill is provided on the patio for family use. Please operate the grill responsibly and follow all posted safety instructions for your safety and the safety of others. A one-time BBQ grill use fee of $70 will be charged for the entire stay to cover rental, propane refill, and cleaning. For stays of 14 nights or more, guests must purchase their own propane if the initial tank runs out.

This renovated and furnished 2-bedroom, 2.5 bathroom house is located in one of the best locations of the highly desirable Regal Oaks Resort. The backyard of the house has screened patio with private Jacuzzi and patio furniture. After a long day you could either sit in the patio chairs/lounge sipping a glass of wine or relax in the private hot tub while enjoying the beautiful Florida sunlight. Resort has a family of DEER, you may see them coming by and enjoying the relaxing time with you! The house is totally carpet-free so that you don`t need to worry about allergies caused by the carpet fabric. It is our goal and top priority to make sure you feel as comfortable and enjoyable as possible when you stay in this house, we provide high quality furniture, bedding, as well as cookware, and kitchen and dining supplies. We also provide high chair, Pack `n Play, stools, Disney theme toys for your children.

LIVING SPACE:

The living room is comfortable and spacious – designed to maximize comfort and convenience and ensure that there is plenty of room for you and your whole family. The living room includes a comfortable sofa & love seats, coffee table, and a TV.

The lanai is the perfect place to relax – whether you want to enjoy the jacuzzi hot tub or simply enjoy the beautiful lake view and take in the beautiful Florida sunshine from the comfort of the chaise lounges.

KITCHEN:

Enjoy the ability to dine comfortably at our spacious new dining room table with your whole family! The kitchen is well-equipped with all of the cookware and dining supplies that you and your family might need to offer you the flexibility of being able to enjoy a home-cooked meal, including pots, pans, blender, mixing bowls, kettle, oven tray, mitts, and more. A Keurig coffee machine with k-cups is provided, and a traditional coffee machine is also available for your preference.

BEDROOMS:

Our 2-bedroom home with 1 en-suite bathroom inside each bedroom on the 2nd floor. Each bedroom is fully furnished with quality bedding, a smart TV, dresser, and closet, and are beautifully decorated to ensure that you feel at home!

LITTLE ONES:

To ensure a perfect stay for families with young children, we have included a high chair, booster seat, pack ’n play with mattress, baby bathtub, as well as a kids step stool.

ADDITIONAL:

For your convenience, a washer and dryer are included, as well as an iron, ironing board, and multiple hair dryers. Fresh bath towels and pool towels are also provided for all guests. The pool towels can be used at the resort clubhouse’s swimming pool but must be brought back to our house after use. An optional private propane BBQ grill is also available for your use (additional fee), but please ensure to use responsibly for your safety.

RESORT:

As part of your stay, you will have full access to the beautiful Regal Oaks Resort and all its amenities free of charge! With the resort’s 24-hour on-site security, you will be sure to feel at ease during your holiday, while the recreational activities available are sure to create a playful and relaxing environment for the whole family. The resort has swimming pools, a jacuzzi, water slides, and a poolside bar – perfect for hours of family fun outdoors under the sun. The Regal Oaks Clubhouse (only a 2 min walk from the home) is the hub of the resort, which includes features for adults and children alike. Enjoy the use of the fitness center and tennis courts and grab a bite to eat at the restaurant and mini market. The business center is also available for any desktop access or printing needs.

HOW TO GET AROUND:

- Uber taxi service charges around $10 door-to-door to Disney see.

During your stay, you will have complete and exclusive access to the home. Guests will also have free unlimited access to Regal Oaks Resort’s fabulous amenities.

Jacuzzi maintenance is weekly, A/C maintenance and pest control are monthly. A service persons normally access the jacuzzi from the patio door without entering the house, but they may have to enter the house for A/C maintenance or pest control during your stay. Thank you for your cooperation.

This is a self-catering property. If any initial supplies (Keurig k-cups, trash bags, paper products, soaps, detergents, etc.) that have been provided are used up, you will need to purchase your own for your use. Stored are just 5 minutes away.

Garbage Collection

Garbage is to be placed in the bin under the bench at the front porch. It will be collected on the days indicated on the note posted on the bench. Excessive/large items should be dropped in the dumpster located at the intersection of Corvette Ln and T-Bird Ln.

It is well-known that there are many types of insects around houses in Florida, especially in natural areas. We have hired a pest control company to treat inside and outside of the property regularly to exterminate the insects. However, you are still expected to see insects occasionally which were brought into the house after the treatment through the open-doors and the previous guest`s shopping bags or luggage. Please clean food crumbs and garbage from the house daily in order to not attract insects into the house.

OUR ASKS:

- Please no outdoor shoes in the house.
- Please no food or drinks in any bedrooms or upstairs.
- Please turn off all lights and lock all windows and doors whenever you leave.
- Please keep all windows and doors (including the patio door) closed when the air conditioning is on.
- Please bring the outdoor cushions from the outside to the inside to keep them dry and clean.

🏠 Guest Rules and Terms of Stay

We are committed to providing every guest with a clean, comfortable, and enjoyable experience. Unfortunately, due to past violations that caused property damage and impacted future guests, we must emphasize the following rules.

Violators may be held financially responsible for damages, extra cleaning, fines, or other penalties.

🚫 House Rules & Conduct

- No parties or loud noise. Please respect the quiet enjoyment of the neighborhood.

- No smoking, vaping, or e-cigarettes anywhere on the property. A cleaning fee of up to $2000 will be charged for odor removal.

- No pets or animal hair are allowed under any circumstances due to severe allergies. Unauthorized pets will result in a $100 charge per pet, per night.

- No illegal activity or drug use. Violations will be reported to local authorities.

- Do not exceed the number of guests listed in your reservation. Unauthorized guests may result in penalties and reservation cancellation.


🧹 Cleanliness & Housekeeping

- Do not stain linens, towels, or other fabrics. Stained items will incur an additional cleaning fee or, if necessary, replacement and restocking charges.

- Please thoroughly clean the kitchen after preparing greasy or heavy meals. The standard cleaning fee does not cover deep cleaning.

- Dispose of all garbage in sealed bags, and place them in designated outdoor bins, chutes, or dumpsters. Loose trash may not be collected in certain resort areas.

- Only soft food waste is permitted in the kitchen sink disposal.

- Toilets are for toilet paper and human waste only. All other items may cause plumbing issues. Guests may opt to use our paid plumbing service in the event of a clog.


💥 Damage, Late Checkout & Lost Items

- Please report any household damages before checkout so replacements can be made for future guests.

- A $90 late checkout fee will apply for checkouts delayed more than 10 minutes, up to one hour. Unauthorized late departures delay housekeeping schedules.

- Don’t forget personal belongings. If an item must be mailed, a $50 trip fee plus postage will be charged.
