Living room and kitchen

Guests are welcomed into the living area, which also includes the open-plan kitchen. The kitchen is equipped with everything you need, such as an oven, refrigerator and coffee maker. The area has a four-seat table, ideal for enjoying your lunch, dinner or breakfast. In addition, the day area comes with a comfortable sofa bed, in front of which there is a flat screen television. The large window makes the room bright throughout the day and, from there, you can also reach a lovely balcony with panoramic views. The stairs next to the TV take to the upper floor, featuring a comfortable French size bed and an armchair.



Bathroom

Adjacent to the living area is the bathroom, which can be reached through a short corridor provided with a two-door wardrobe. The bathroom has all comforts as well as a spacious shower and a large mirror above the sink.



Tax excluded from the price:

For stays of one month or longer, during the check-in, a short term tenancy agreement will be stipulated, the contract will be properly registered (stamp duty of 32€ and the 2% of the rent with a minimum of 67€) you have to pay only half of this amount. There are exemptions in case of application of following fiscal regime: tax withholding (cedolare secca).

During the check-in you must show the Italian Tax Identification Number (only for stays of one month or longer), in addition to your Passport or Identity Card. If you don\'t have it, you can ask for it at the nearest Italian Revenue Agency or your diplomatic offices in Italy (more information: http://bit.ly/fiscalcode).



Check-in and check-out time

The standard check-in is between 3.00 p.m. to 9.00 p.m. Late check-in (from 9.00 p.m. to 12.00 a.m.) have an extra fee. We remind you that we don\'t have a reception, so we need to know the time of your arrival before 12.00 a.m. of your check-in day.

The standard check-out time is before 11.00 p.m.



Final Cleaning Service

Final cleaning service is included only if you use the apartment in a proper manner.

You may have to pay a fine if you do not follow these rules: leave the apartment (i.e. floor, furniture, etc.) in good conditions; leave the kitchen clean: hob with no meal leftovers and/or dishes and tableware to wash; dispose of trash properly.



Utilities

The utilities are included up to a maximum daily amount. Consumptions extra-threshold will be charged at check-out as follows: € 0.50/kWh (electricity), 1€/mc (gas).

You must follow condo rules.

It is forbidden to host during the night people who haven’t checked in.
