Outdoor living is thoughtfully spread across multiple private spaces for the two residences. The ground floor front patio includes a dining table for six, a market umbrella, a propane gas BBQ grill, and ocean views. The second-floor front balcony deck offers a dining table for four, a cushioned seating area, a propane gas BBQ grill, and ocean views. The third-floor rooftop deck provides a generous gathering space with three dining tables seating up to twelve, a market umbrella, two chaise lounges, and expansive ocean views.

There are no bathroom facilities on the third floor. Both the exterior and interior stair access doors can be locked.

The ground floor residence features a comfortable living and dining space with a sofa and loveseat set, additional side seating, a streaming TV with live channels available, and a dining table with seating for six. Barstool seating at the nearby kitchen counter adds extra dining space, and a sliding glass door opens directly to the front patio.

Each residence includes a fully stocked kitchen with dishes, utensils, cookware, bakeware, and small appliances to support easy meal preparation during your stay. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

NEWPORT BEACH REGULATIONS:
This neighborhood is primarily residential and known for its peaceful, quiet atmosphere. Guests are expected to respect the community and comply with all Newport Beach Municipal Codes, including regulations regarding noise, maximum occupancy, parking, and other applicable requirements. Failure to do so may result in fines and/or eviction without a refund.

BEFORE YOU ARRIVE:
Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.

Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.

Rental Agreement: A signed rental agreement is required to complete your booking. This property may only be booked by a guest aged 25 or older.

Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.

City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.
