IMPORTANT HOME NOTES:

- This listing is for 1 of 3 units in a Tri-Plex Home, Unit C located above the garages on the 2nd floor.
-(1) Designated Garage Parking Spot will be provided, Single Garage C. Large Trucks/SUVs will NOT fit in our garage, Mid size SUV's and compact vehicles are recommended. (Garage Dimensions are 16'-4” deep, 8'-2” Wide, 6'-10” high)
- Noise from other units, neighboring homes, and beach goers should be expected.
-Please review house rules regarding Noise, Day/Nighttime Occupancy, etc.
- Portable freestanding 12,000 BTU AC units are available to rent at a fixed rate of $399 each for up to 7 nights. Max 3 units per house.
-High Chair/Pack n' Play must be requested 48 hours prior to your stay.
- We recommend you bring firewood if you plan to enjoy the fire pits on the beach provided by the city.
- This Upper home does NOT have access to the Ground Level Oceanfront Patio.

- Upon completion of reservation tenants will be required to comply with the HOUSE RULES (including additional rules) outlined in our online Advertisement. Please review prior to submitting your booking.

-Tenants will be held responsible for any/all penalties and fines incurred during their stay as well as loss of rental revenue resulting from the suspension or revocation of the Property City Lodging Permit.

- Upon arrival, the guest agrees to be greeted by a staff member to verify identification matching the primary reservation holder. The primary reservation holder must be present throughout the duration of the reservation. Any exceptions must be approved in writing by Tower 17 Properties & Management.

- Guests submitting a reservation the same day as their arrival date are advised to message Tower 17 Properties prior to submitting their request. Same-day reservations may be required to accept a later than advertised arrival time of 5 pm to ensure the completion of our cleaning and inspection process.

- Guests arriving or departing before or after designated arrival/departure times without written consent from Tower 17 Properties and Management will be charged a $299 fee and applicable taxes. Guests departing after 1pm will be charged for the additional nightly rate as advertised. If an unapproved late departure impacts the arrival of an incoming guest, the departing reservation is subject to penalties and fines including but not limited to the refund of the incoming reservation.

Fantastic stay! Only complaint is that the washer was broken when we arrived so we couldn't do laundry during our stay. We did notify the support line and someone cane out and said they would get back to us end of day on a solution but then we never heard anything else the rest of the stay. Still, a beautiful home in a great location. We will be back!

Great Location and Convenience

Great property, bigger than expected with unbelievable access to the beach and Balboa Fun Zone. Kitchen is a little light on pots/pans but that the only slight negative to the entire stay. Plenty of good restaurants nearby to get excellent food without the cleanup. Property management was communicative and responded to a small TV issue quickly and easily.

Great location, but unit needs some TLC

First the good: the location was great; access to beach and strand can't be beat. The property manager was easily accessible & responsive. We appreciated the beach chairs & toys. Now the bad: -The washing machine door handle was broken and therefore unusable. This was not disclosed to us or addressed in any way, even though we discovered that previous renters have mentioned it in their reviews, so the managers were aware of the issue. -The photos of the interior are dated; the sofa in the picture is not the one in the unit, but rather a very old/badly worn one in its place. The flash in the professional photos must have been incredible because the unit appears much brighter in the photos. It is actually quite dark. -Though the description disclosed that it is a back unit of the house, and upon inspection, does not mention A/C as an amenity, we were taken aback by how hot and stuffy it was. The unit gets no ocean breeze and was basically uninhabitable during the afternoon. The prop mgr was responsive when I called about this concern and offered tips for using the box fans provided to create a wind tunnel through the unit. It helped, but we felt this was a little too much like "camping" than the price this rental should warrant. -As noted by previous reviews, the place needs a deep clean. There was a big wad of hair in the shower drain, the windows and shades (which we were constantly fiddling with, per the previous point) were filthy. There were used towels behind the furniture. -The kitchen was sparse. There was 1 decent sized coffee mug my husband and I had to fight over. -A fresh coat of lighter colored paint, some new furniture and dishes, and some window AC units would make this rental worth the money being charged for it.

Property mgr. never responded to an e mail. Property was not cleaned properly and serval things are broken. Washing machine handle was is broken and unable to use. I had to fix the master shower myself. It was all about the location.

BEACH AWESOMENESS

Great location, 10 steps to the beach, tons to see and do. The location was clean and fun. I felt it was a bit dated considering how much we paid but it was the 4th of july weekend so that may be standard. Loved it all. Only downside is no AC and it was HOT!!! We had a blast!!!!!

My teenage children and I very much enjoyed our stay here! Comfortable and clean property. Great location -easy access to beach, fire-pits, sand volleyball courts, bike paths, Balboa island!

Amazing location BEST price!

Absolutely happy with how this location turned out. Spacious, literally 7 steps from the sand. Garage is tiny my VW Tiguan fit nice though. Fire pits, volleyball nets steps away. They have toys in the closet for kids, they have towels for the beach, washer dryer! Just book it, you can thank me later:)
