The minimum rental age is 25. A picture ID must be provided to the company no less than 72 hours before arrival. An accurate guest count must be provided No parties or events. If unauthorized persons are discovered on the premises, guests will be subject to additional fees and/or immediate eviction Quiet time is from 10pm - 8am No smoking or vaping. If evidence is discovered of either smoking or vaping, the guest will be subject to a fine of up to $1,000 Pets not allowed. If you have little ones we offer a Baby bundle: Pack-n-play with a thicker mattress a high chair for $65 per stay. If requested less than 24 hours in advance, a $25 surcharge fee is applied. Please note that our vendors, landscaper and pool cleaner (If applicable), visit our homes at least twice a week for service. Our vendors will never enter the home and have permission to work outside. Commercial vehicles may be approved by management. Please inquire if you would like to bring your commercial vehicle. The property must be locked and secured when guests are not in it.
Mail: Guests may not receive mail at this location or at our office. Any mail received will be RETURNED TO SENDER. We cannot accept responsibility for helping you to recover any lost mail or packages.
Cleanliness:
This property is not corporate-owned. It belongs to an individual, just like you. Please treat this home with the respect and courtesy it deserves and leave it in the same excellent condition as you found it. We welcome quiet couples and families in all of our rentals. Please note that no parties of any size, events, or conferences are permitted in this property. If we discover that guests have violated this rule, we reserve the right to immediately evict all persons on the property and/or assess a fine. If the property is left exceptionally dirty, such as perishable foods left in the kitchen, dirty dishes in the sink, furniture rearranged, or trash not taken out, we may assess an additional fee of up to $500.
Late Checkout:
Please note that check-out time is promptly at 10am. This is so that our housekeeping staff may prepare the property for the next guest. If you need additional time, contact us immediately and we ll try to accommodate you, though this cannot be guaranteed. If you fail to check out by 10am, you will be charged half of the nightly rate for the property. Failure to vacate the property at the agreed-upon check-out time is considered trespassing.
Same-Day Bookings:
Same-day bookings with no past Airbnb reviews are subject to additional scrutiny and require approval from the company. We will ask you to provide information on your group and the purpose of your stay. If your stay is approved, we require a government-issued ID for identity verification. Your phone number must match the phone number on your Airbnb account or we will not be able to honor your reservation. Same-day reservations will not be accepted after 2:00pm. All same-day reservations require at least 3 hours before check-in. We may have to extend check-in time to later than 4:00pm.
Television Subscriptions Policy
Guests may not subscribe to premium TV or streaming services on the property s accounts. Pay-per-view and premium content can only be accessed using your own account and payment. Unauthorized charges will result in a fee to cover costs and administrative expenses.

The company is not responsible for outages by Internet and Cable companies. While we regret the interruption and inconvenience, we have no control over internet or cable issues. Worked for a large group!
We had a large group of colleagues staying at this building during a 4-day conference near by. It was largely very convenient and met our group's diverse needs.
