With a prime Chamberlands location, easy level access and free shuttle to full beach, pool & tennis privileges (summer only), this house is perfect for couples, a group of friends or families alike! The house is very well equipped and can comfortably accommodate 12 guests. Note that per county ordinance, we only accommodate up to 10 adults; however, additional children under age 16 are welcome up to a max occupancy of 12. .

Guests have full access to the home, however there may be a locked closet or cupboard for owners items. We have local property manager engaged to help with any issues that may arise throughout your stay.

Chamberlands is a true gem to be discovered in Lake Tahoe. Located between Homewood and Tahoma on the west shore of Lake Tahoe, this neighborhood offers wonderful woodsy locations with many properties bordering on streams. There are approximately 300 homes in the Chamberlands subdivision, but only around 100 have access to the pool and tennis courts!

All homes have access to a private section of the beach and can use shuttle service for transportation from their homes to the beach. The shuttle departs every half hour on the hour beginning at 11am with the last regular run at 4:30pm. The shuttle operates on a limited basis (primarily over summer holiday periods and weekends) from approximately July 1st – August 20th. Visit the Chamberlands HOA website for additional information including shuttle route schedule during the summer months.

Chambers Landing Restaurant is a local’s favorite and located right next to the private beach area on the water. During the summer, offering an outdoor bar and grill during the day and open for fine dining in the evenings, Chambers Landing Restaurant has it all! The restaurant is open Memorial Day thru Labor Day. Pull up and park your boat at the dock to enjoy all that Chambers Landing on the lovely West Shore is known for. A long wooden pier stretches out into the blue water with a small bar serving the famous “Chambers Crush”. A white sandy beach and supervised swimming area is perfect for enjoying a day with family or friends. The restaurant itself features wonderful Tahoe mountain ambiance and outstanding food. It`s a short distance to the Chamberland`s Shuttle to the lake where you can enjoy the private beach, pool and tennis during Summer. Full membership to the Chambers Landing Recreation Association (including Pool & Tennis access) included with this property.

Minutes from skiing at Homewood Mountain Resort. Close to Squaw Valley / Alpine Meadows. Short drive to Tahoe City. Close proximity to Obexer`s Market and Tahoma Market, Dog & Bear, Cult Burger, West Shore Cafe and Where We Met Coffee Shop. Bring your bikes and enjoy the west shore bike trail.
GENERAL HOUSE RULES / POLICIES

- Booking guest must be 25 years of age or older.
- Community quiet hours are from 9pm - 8am daily.
- No events or parties. This is not a party house and is best suitable for those looking to enjoy a peaceful time in the mountains.
- No smoking or vaping.
- No commercial photography and / or filming allowed.

BEAR SAFETY (VERY IMPORTANT!): You are visiting an area where bears are present. Generally speaking, bears want nothing to do with people and will stay away when they sense your presence. They are, however, very interested in your food / trash and certain precautions should be taken at all times.

1. The home must be properly secured whenever not physically present in the home (doors locked, windows closed / locked, bear system properly activated). Please make sure that all bungee cords are properly installed across all exterior doors and turn on the system (light flashing) whenever not present in the home. Failure to properly secure the home can put the home at risk and result in considerable damage if a bear enters the property. Guests may be held financially responsible if bear damage occurs and it is determined that the home was not properly secured when not present at the property.
2. Trash must be properly disposed of within the metal bear bin alongside the driveway. Do not leave any food or beverages in your vehicle as bears will not hesitate to help themselves to your goodies and can cause significant vehicle damage. Guests should keep the bin fully latched / locked whenever not loading trash, never leave trash outside, and maybe liable for documented repair and / or additional cleanup costs resulting from failure to follow these instructions.

WINTER ADVISORY: By reserving this house during the winter months (November - April), you acknowledge that you will be traveling into the mountains and that winter storms are common and often unpredictable. The dates that you are choosing to reserve are being held for your group and are therefore unavailable for other groups to reserve. In all cases, our cancellation policy will prevail. There will be no consideration afforded for difficult travel due to winter weather condition. We strongly advise that you pay attention to incoming storms and / or changes in weather patterns in order to help avoid travel delays or disruptions. It is also strongly advised that you travel with a 4WD or AWD vehicle, carry snow chains , and have a shovel that can be used if needed to dig out a stuck vehicle. The driveway is on a seasonal plow service, whereas they come once per day when it snows more than 5 inches. They generally follow the road plows and will first clear the berms at the end of the driveway. You’ll need to move your cars so that the plows can access and clear the driveway (which takes less than 5 minutes once cars are out of the way). We do our best to ensure reasonable access to the property, but depending on the timing of your arrival (if during or immediately following a storm), there maybe some shoveling needed. There are shovels located onsite that can be used by guests, but we also recommend traveling with a shovel in case needed while in route.

ALL SEASONS ADVISORY: By reserving this house, you acknowledge that you will be traveling to the mountains and that Lake Tahoe (while beautiful) is in a natural forest setting. As such, it is possible that you may encounter spiders, ants, field mice, etc. at properties throughout the area. We take every proactive measure to prevent pests from finding their way inside the property (i.e. regular cleanings, seasonal deep cleanings, routine pest control - i.e. spray perimeter and crawl space areas, set traps, seal up holes of entry, etc.). Despite those efforts, there’s always a rare possibility that pests can find their way inside the home (as it only takes a very small entry point for that to occur). This is simply a reality of living in the mountains. By accepting our house rules, you acknowledge this Advisory and agree that there will be no refunds or adjustments to pricing should you encounter a pest(s) within the home.

COUNTY ORDINANCES: By booking this property, you agree to comply with Local County Ordinance regulations pertaining to Short-Term Rental Properties (see below for specifics)

The Lake Tahoe Region has strict ordinances in place that are intended to help maintain healthy community standards with respect to visitation. There are “Good Neighbor Flyers” posted throughout the property that provide a high-level overview of these ordinances. Additionally, we’ve listed off the primary areas of concern below pertaining to Occupancy, Noise, Trash Management, Parking and Fire Safety. It’s important that you review this information. Please let us know if any questions and note that guest violation of county ordinances can result in county fines of which guest would be responsible for paying.

Occupancy Limits: Local ordinance mandates that maximum adult occupancy at a Short-Term Rental Property be capped at 2 per bedroom plus an additional 2 guests OR a maximum occupancy of 12 adult guests (whichever is less). Note that children under 12 years of age do not count towards the property occupancy limit. See specific occupancy limits below based on bedroom count.
