The Waters Edge HOA does not allow any pets of any kind, including service dogs, emotional support animals or any other documented pet.

Welcome to Comfy Cool! This townhome is located in the riverfront community of Water's Edge that is designed with a nod to Historic Charleston colors and charm. Guests can enjoy a little bit of everything, from a communal swimming pool and fishing pier, to a 10-minute walk (3 min golf cart ride) to the beach or take a 20 minute car ride to Historic Downtown Charleston.

This beautiful 3 bed/3 bath townhome accommodates 7 guests and features hardwood floors throughout the entire house. The kitchen is fully stocked for ease of cooking and is equipped with lovely granite countertops, a custom backsplash, and all your kitchen essentials. The main area offers an open concept kitchen/dining and living room and leads to a screened in Riverview porch. There is plenty of sitting space for entertaining. The main king bedroom is located upstairs and opens to a private Riverview deck with chairs and a table. Across the hall from the Main Bedroom is the Guest Room with bunk beds. The third queen bedroom is located off the Kitchen/Living Room downstairs. Each of 3 bedrooms have access to its own private bathroom and provides plenty of storage space for each guest. All Bedrooms and the Living Room are equipped with TVs.

Folly Beach, or as locals refer to it, The Edge of America, is a laid-back, golf-cart-friendly community with many great restaurants, a booming nightlife, plenty of shopping, water activities, and water tours. For more historic exploring, the famous Downtown Charleston is only a 25 - minute car ride, which offers endless fine dining, shopping, historical sites, and more. There is something for everyone here. We promise you will Folly in love with this beautiful island!

Contactless Check-In: This home offers a keyless entry system, and we will provide the code before your arrival date.
Parking is provided for 3 standard size vehicles (parking inside the garage). Garage opening is 7' tall and 9' wide
The community pool is open April-October from 8am-10pm (exact dates can vary depending on weather) and the fishing dock is open year round.
No grills, food trucks, or catering services that have to set up outside for service or preparation are permitted per HOA guidelines.
We do not provide beach equipment, but anything available at the property is yours to use.
Check-in time: 4 pm. Check-out time: 10 am.
The Folly Beach noise ordinance is from 10 pm to 8 am.
No pets allowed. Emotional support animals, comfort animals, and therapy dogs are not service animals under Title II and Title III of the ADA and are not allowed in properties unless specifically designated in writing as “pets considered” and approved by our office.
No smoking is allowed in or outside of the house.
House parties, weddings, functions, events, bands, DJs, etc., are prohibited.
The occupancy can be at most 7 people at any time during your stay.
We require 50% payment at the time of booking. The remaining 50% of your balance will be due 30 days before the check-in date, and we will run the card on file. Bookings within 30 days of your arrival date require full payment at the time of booking.

The HOA has created a mandatory quarterly Pest Control service schedule. Please note that if you a current guests during the service, you must allow them access to the property to avoid a fine from the HOA. If you are not at the property, we will have to give them access to complete the service. We apologize for any inconvenience this may cause and will do our best to give advance warning to all guests as the HOA alerts us of the service times or any changes. Currently this unit is scheduled for service on July 10, December 11, and April 8th 2024.

This will help avoid any violations with the FB police that can result in fines and revoke the homeowner's business license.

Suppose the occupancy is misrepresented or a disturbance is reported at the property. In that case, we reserve the right to terminate your rental agreement and will require that you vacate the property immediately without a refund. However, we are committed to your and our community's comfort, so please let us know if we can do anything during your stay to make it more enjoyable.

The house was beautiful and in a great area. Super convenient to the beach and to the main strip where all the shops and restaurants are and even to Charleston! We could walk to restaurants, cafes and stores (and if you’re up for the 15 min trek - even the beach) and anout 20 mins from James Island/Charleston. We ran into a hiccup when we first arrived as the AC was broken and it was 90 in the house, but emergency maintenance came by as we were out for dinner and had it fixed before we came back. The property management company was also great and was super communicative. They even gave us some wine and a gift card for the inconvenience. I would definitely stay here again.

Great location in Folly Beach

What we liked:- Excellent location, quiet, and within walking distance to shops, restaurants, and pier. - Lots of space in home for storing clothes and belongings (walk in closet a plus)- Plenty of towels, upstairs washer/dryer, laundry baskets available- Full kitchen with a variety of dishes, pots and pans, cutting boards, coffee pot. Basically everything you need besides groceries- Comfortable bedding - Cabinet of board games- Screened in porch with fan- Smart TVs with some free channels and movies What we didn’t like:- Lots of stairs (which we expected)- Cannot use the grill due to HOA laws- Garage is a tight fit (we had a 2023 Traverse)- At end of stay we had to place all towels and bedding in laundry bags and at the front door which was pretty inconvenient when we were leaving at 6am- Master shower needs updating. Water pressure was not good so we only used it onceOverall nice place and location. We’d definitely stay here again.

Great comfortable place for the family and easy walk to the beach.

It was very well designed with the three bedrooms and three baths. The grandparents stayed in the downstairs bedroom with an adjacent bath and the three kids and mom and dad stayed upstairs in the kids room with bunkbed and trundle pull out. Mom and dad stayed in the master suite upstairs with its own outdoor porch. The kitchen was well equipped and next to the den and the porch outside. It was an easy walk to the beach and restaurants.

Gorgeous beach house

We had a lovely stay at Waters Edge. The house was pristine and communication with the host was helpful and clear. We rented a golf cart which made getting around Folly a breeze. I would highly recommend the property to anyone looking for a Folly holiday.

Great Long Weekend

The house was just the right size for a family of four. We loved that the location was off the beaten path but very close walking distance to the restaurants and not too far from the beach. Very relaxing and comfortable stay. The marsh view from the pool is quite impressive.

Wonderful winter getaway

Our family of 7 spent a week here and loved it! We had plenty of space to relax in the town home (beach home?), and it was easy to access all of the historical sites and restaurants in Charleston. We liked staying in the more relaxed Folly Beach area and driving into Charleston. The kitchen had what we needed to fry fish, make smoothies, and handle the rest of our food needs.

Nice weekend getaway

We came down with our friends and their 2 kids for the weekend. Our first impression was that it smelled like someone had just smoked in the house. The house appeared to be cleaned. The kitchen could've been cleaned a little better but it was ok. We liked how it was decorated and it did feel cozy. We did find a pack of cigarettes on the terrace but overall it was a nice weekend on Folly.

Very cute property and excellent location!

Had an excellent time at this very cute property. The layout feels very spacious and property was very clean. Our Instacart groceries arrived before our arrival and the property manager went above and beyond putting them away. We had 1-dinner out in Charleston and it was just a quick 20 min drive. Highly recommend!

We thoroughly enjoyed our stay here, the home is well maintained and clean, the location is terrific, and the access to the Folly Beach scene is a very short walk. The beach is only a little further, but not far, although we ended up driving to locations slightly further away (5th street or beyond) and parking. Folly Beach is great, it’s a beach town without the ritzy beach vibe, it’s a true surf beach with great restaurants all within walking distance from this property.

Great location .

The property was great . The garage was a nice a would definitely hold two cars or trucks. One more vehicle can park in driveway with a pass. Parking is strict . I saw another person posted there was a grill. So I called to ask if there was a grill but was told no. But there is a grill there. May want to take your own gas tank. There is an outside shower also . Kids rooms sleeps four with a pull out trundle bed under the bunk. This unit is a duplex . We had no problems and loved the decor , well supplied kitchen , and appreciate me the place was super clean .

Very clean and comfortable. Property in front of neighborhood so close walk to town. Large garage for plenty of cars. Would suggest that the gas for the grill to be filled. Had a wonderful time and would stay here again.

Fantastic place on Folly Beach

The property was fantastic! We had everything that we needed! We especially liked the fact that we could walk to a lot of restaurants and the beach. The beach is about 8 blocks, and the restaurants start at about 5 blocks. They are very explicit in the instructions about what you can and can't do because of the HOA. But none of the requirements are out of line, or affected our trip in anyway.

Couldn’t have asked for more!

Absolutely fabulous. Lots of communication made finding the place and check in simple. We were thrilled to see such beautiful accommodations with plenty of sleeping space for everyone. So many great amenities that we weren’t expecting. The kids loved the bunk beds with trundle bed feature; the screened in deck downstairs and small balcony deck were so nice. Pool and pier nearby were very nice and only a short walk to the beach. I can’t say enough how much we enjoyed ourselves and hope we’ll be able to do it again.
