OVERVIEW OF THE PRIVATE ROOM:

Framed in soft green tones, this elegant self-catering room offers both comfort and character, complete with a super-king bed and a contemporary en-suite shower room. The gentle palette creates a calm, refined atmosphere, perfectly complemented by the natural light that spills through the Georgian windows.

At its heart, the super-king bed is dressed in crisp white linens, enhanced by rich green velvet cushions and a classic tartan throw that lends a touch of warmth. Bedside tables with traditional lamps add to the sense of relaxation, casting a golden glow that makes the space inviting at any hour.

The shower room for Room 4A is located outside the room in the hallway on the same upper level. While not ensuite and inside the room, it is positioned conveniently nearby and is exclusively reserved for Room 4A guest to use.



Fresh towels and thoughtful essentials are included, ensuring every aspect of your stay is as comfortable as it is convenient.

Important

Please note: The guest house spans the 2nd, 3rd floors and the attic of the historic building at 53 Frederick Street. As this is an old building and there is no lift, access is via stairs only.

Room 4A is located on the 3rd floor and is therefore not wheelchair accessible. Nor is it suitable for guests who have difficulty climbing stairs.

As our guesthouses do not have on-site parking or a reception, we’ve outlined convenient parking options nearby to ensure a seamless stay. Please note that Edinburgh’s city centre is subject to parking restrictions, including the Low Emission Zone (LEZ), so always check your vehicle’s compliance to avoid penalties.

PARKING OPTION: On-Street Pay and Display Parking bay:

The City of Edinburgh Council manages pay-and-display parking bays near both guest houses. These bays are located along major streets in the New Town, including George Street, Heriot Row, and surrounding areas.

Metered hours:

- Monday to Saturday: 8:30 a.m. – 6:30 p.m.

- Sunday: 12:30 p.m. – 6:30 p.m.

- Maximum stay: Usually 2 hours during metered hours (please check signage for exact limits).

Free parking (outside metered hours):

- Monday to Saturday: 6:30 p.m. – 8:30 a.m. (next day)

- Saturday to Sunday: 6:30 p.m. – 12:30 p.m.

- Sunday to Monday: 6:30 p.m. – 8:30 a.m.

Important Note: When using pay-and-display parking bays, please ensure you park in the correct bay and do not park in bays marked for permit holders only, as this may result in a fine.

Waverley Train Station is just a 12-minute walk away, while Haymarket Station is just over 20 minutes on foot, both accessible in roughly half the time by car.

Just 5 - 6 minutes from your doorstep, Princes Street serves as a major hub for both bus and tram services, offering convenient access to the entire city.

Heading to or from Edinburgh Airport? The Airlink 100 bus stops are located within a short walking distance of the guest house, offering direct transfers to and from the airport. The tram stop on Princes Street is approximately a 5 to 6-minute walk away, providing another convenient option for airport travel.
