Our riverside guest house has everything you will need to enjoy your getaway! Enjoy the river, dock, two single-person kayaks, one canoe, one paddle board, large game room, portable fire pit, playground, basketball goal and large outdoor sitting area with a gas grill. Located 5-20 mins from the finest wedding venues, nearby wineries; less than an hour to Richmond & 25 minutes to Colonial Williamsburg. Only steps to numerous historic plantations & a few miles from the Virginia Capital bike & walking trail.

The upstairs studio apartment consists of a beautiful living room area, a very comfy Murphy bed, a full-sized futon sofa, full bathroom, a fully equipped kitchen and a walkout outdoor living space.

Located downstairs is a huge wreck room with fun amenities such as a pool table, air hockey table, arcade games and entertainment area with a 55` LCD Smart TV, a California king bed with a full-size loft bed above it, a queen-size sleeper sofa, additional dining table, full bathroom and kitchenette.

This property offers two single-person kayaks, one canoe, one paddleboard, space to dock your boat and a boat ramp nearby.

Upstairs & Downstairs offers Wi-Fi and a Smart TV for streaming your favorite shows and movies.

PLEASE NOTE:
**For your information, we have one security camera positioned above the upstairs entry door and another one downstairs near the bottom of the stairs. Both cameras actively record the exterior and public areas of the property at all times, including during reservations.

**The upstairs unit and the downstairs unit BOTH have separate and private entrances.- the upstairs unit is a “studio layout” and the downstairs unit is also a “studio layout”.

The upstairs and downstairs are not accessible to one another from the inside, but by a staircase on the outside. There are NO interior stairs connecting these two units.**

Both the upstairs and downstairs units are yours to enjoy during your stay and are not shared by anyone else.

**The owner lives on the grounds in a home that is adjacent to but not directly next door to this home.

**For your awareness and planning purposes, our home offers 1700 square feet.**

You are welcome to use any of the outdoor areas which include the playground, pier/dock, floating dock and fire pit area. All of the grounds are the common area shared with the owner and there for you to use for your enjoyment.

The owner lives on the property and is always available should you need anything or have any questions or concerns. Feel free to message us any time.

EARLY CHECK-IN: Due to our high number of turnovers, we cannot accommodate early check-in or late check-out requests.

CANCELLATION POLICY: Please read and understand the cancellation policy prior to booking. This policy is firm, and we will be upheld in the event of a cancellation. We recommend purchasing travel insurance if you have concerns that you may need to cancel your reservation for any reason.

PET POLICY: We only allow dogs; no cats. This is non-negotiable.

UNFORESEEN ACTS OF NATURE: We are unable to issue refunds for events outside of our control exacted by natural forces, such as power or utility outages.

It is of significance to acknowledge that your current location is situated within a mountainous and/or rural environment. Consequently, it is anticipated that the prevalence of insects/wildlife will surpass what you may typically encounter. Please be cautious and alert to your surroundings- we are not liable for injury due to surrounding wildlife encounters.
-Check-in time at the property is 4:00pm.
-Check-out time for the property is 10:00am.
-If you move furniture for whatever reason and/or use paddle boards or kayak please return to original location. There is a $75.00 charge for not returning items to original location.
-Please set air-conditioning in both spaces to 70 degrees in summer months and 66 degrees in winter months upon check-out.
-Zipline is for children only.
-We are pet friendly. However, we only accept dogs.
-Do not let your dogs leave the property unless they are on a leash.
-Please clean dog waste in the yard. There is a dog waste shovel and scoop located under the stairs.
-Please keep doors closed at all times to prevent bugs from entering the home.
-Please do not park on cement driveway. Only park in designated parking areas.
-Please only place toilet paper in the toilet, as we are on a septic system.
-Please take all trash and recyclables to trash containers on departure.
-Any and all acts by guest(s) and/or its invitees, that result in damages to the property or its contents, whether such act was intentional or the result of negligence will allow the host and or owner to deduct from the security deposit any and all cost incurred or to be incurred in returning the property or its contents to its original state and/or replace the item(s) as needed.
Owner is not responsible for articles left in the premises.
-Guest(s) shall leave the property in neat and undamaged condition.
-Lost keys or lockout will result in a $100.00 charge.
-Please only use the items located on the left side of the shed.
