From the moment you arrive, AVA's dramatic four-story A-frame design makes an impression. Soaring ceilings, expansive windows, and thoughtfully designed spaces create a distinctive retreat surrounded by natural beauty.

But AVA is much more than its architecture.

Throughout the home, hidden doors and unexpected features invite guests to explore. One of its most memorable elements is the sliding kitchen island, which reveals a concealed spiral staircase descending into the entertainment area.

At the top of the A-frame, discover one of AVA's most enchanting features: a sunken loft bed surrounded by expansive views.

Fall asleep beneath the stars, wake up to the beauty of the mountains, and experience the peaceful atmosphere of the Shenandoah Valley from a truly unique vantage point.

Please note that the loft is accessed by an alternating-tread ladder and requires additional care when climbing.

Although AVA is surrounded by nature, staying connected is easy.

The property offers complimentary Wi-Fi, along with generally reliable cellular service on AT&T, Verizon, and T-Mobile based on our experience.

We've successfully worked remotely from AVA, including taking video calls and uploading files. However, internet performance may vary due to the property's rural location, and cellular data may occasionally provide a faster connection.

Traveling With Pets

We welcome pets on a case-by-case basis with advance approval.

A $150 pet fee applies. Additional fees or deposits may apply for multiple dogs.

Additional Information

Nature & Wildlife

AVA is nestled in a natural mountain environment. While we maintain regular pest-control measures, guests may occasionally encounter insects or other wildlife typical of the region.

Mountain Weather

Weather conditions in the Shenandoah Valley can change unexpectedly, including occasional storms and power outages. Weather-related cancellations and interruptions are subject to the property's cancellation policy. We recommend considering travel insurance for added peace of mind.

Safety

The property includes a hot tub, archery amenity, spiral staircase, and an elevated loft accessed by an alternating-tread ladder. Guests must follow all posted safety instructions and house rules. Children must be appropriately supervised.

Hot Tub Rules

Guests must shower and clean their feet before entering the hot tub. Glass, food, soaps, oils, bubble bath, and other additives are prohibited in or around the hot tub.

A $200 additional cleaning charge may apply if prohibited substances contaminate the water. Damage to the hot tub cover may result in a $400 charge.

Please keep the cover securely in place whenever the hot tub is not in use. Do not sit, stand, or jump on the cover.

Loft Ladder Safety

Only one person may use the loft ladder at a time. Guests must face the steps and use both handrails.

Children must be supervised by an adult when using the ladder. The adult should follow the child when ascending and descend before the child when exiting.

The ladder must not be used while under the influence of alcohol or drugs. Keep the loft safety gate closed when the loft is occupied and the ladder is not being used.

Archery Safety

Guests using the archery amenity must follow all posted safety instructions. Children must be appropriately supervised, and guests are responsible for damage caused by misuse.
