On the first floor, an elegant living room with a dining area and a 55-inch TV invite you to relax, while the fully equipped kitchen—complete with a dishwasher, microwave, and Nespresso machine—allows you to easily prepare delicious meals.

The spacious living area features a sofa and a 55-inch Ultra HD Smart TV, which you can connect to your Netflix, Amazon, Disney+ and YouTube accounts to entertain both adults and children.

Upstairs on the first floor, you’ll find three cozy bedrooms and two bathrooms, designed to ensure sweet dreams and maximum relaxation.

All bedrooms feature memory foam beds for a restful night’s sleep at the end of the day. The first bedroom is a beautiful small room with a single bed equipped with a 25-cm mattress. The second bedroom is a double room with a 25 cm mattress. Finally, the master bedroom, featuring a 25 cm mattress and an en suite bathroom, welcomes you with its comfort, offering an oasis of peace after a day spent at the beach or exploring the beauty of Fregene.

The villa also features high-speed Wi-Fi to keep you connected at all times—perfect for remote work.
Guests will have access to the entire property, with the exception of the basement.

In the garden, a barbecue awaits you for delicious outdoor grilling, while four comfortable lounge chairs invite you to soak up the sun and enjoy complete relaxation.

Located on Fregene’s main street but in a quiet area, the villa is just a short walk from the beach and a picturesque centuries-old pine forest. Its proximity to the stop for Fiumicino International Airport and the Maccarese-Fregene train station makes getting around convenient and easy.
Fiumicino International Airport is a 15-minute drive from our villa.
Italy’s largest open-air shopping center is a 10-minute drive away.


For your children, just 800 meters away you’ll find the WWF theme park with its fascinating dinosaurs and an adventure park for unique family experiences.

Just a few minutes from the villa, you can take a dip in the sea at Fregene and enjoy the stunning sunsets that paint the sky with magical colors. Here you’ll also have the opportunity to try numerous water sports and delight your palate with the renowned seafood cuisine of the local restaurants.

Please note that payment of the tourist tax to the Municipality of Fiumicino—€4.50 per night per person—is required after BOOKING. Children under 10 years of age are exempt from paying the tourist tax.

In accordance with current law, at check-in we will need to review the identification documents of all guests, while respecting your privacy and ensuring a pleasant and safe stay.

At check-in, every guest, including minors, must present a valid identification document for the standard registration process with the Rome Police Headquarters.
By law (Decree-Law of January 7, 2013), the host is required to provide the police with guests’ personal information within 24 hours of arrival.

The villa’s garden is maintained by a gardener who will have access to the garden once a week to tend to it.

Please note that the entire house is NO SMOKING—SMOKING IS PROHIBITED.
Smoking is strictly prohibited inside the house, even with the windows open or while leaning out the window.
Penalties will be imposed in the event of a violation of the NO SMOKING policy.
