This renovated 2BR/1BA rear second-floor residence is tucked into one of the most desirable areas of the Newport Balboa Peninsula. While this private retreat does not offer ocean views, its convenient location behind an oceanfront home with direct beach access through a private breezeway provides added privacy and immediate access to the beach lifestyle. Ideally situated between the Newport and Balboa Piers and just steps from the sand, the home places you near local shops, dining, and attractions.

OUTDOOR SPACES:
Located just beyond the entry door, the outdoor area includes an electric BBQ grill and beach gear storage. There is no outdoor seating or dining area.

LIVING, DINING, & KITCHEN:
The living and dining areas offer a comfortable place to relax after a day at the beach, with a sofa set, streaming TV, and a dining table with seating for four.

The kitchen is fully stocked with dishes, utensils, cookware, and bakeware, along with large and small appliances for convenient meal preparation. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests must supply their own food and drinks, including coffee, as well as spices, condiments, and paper goods such as napkins and plastic wrap.

HOME FEATURES:
Extra Sleeping: To accommodate the maximum occupancy, two twin trifold floor mats (best suited for children) are provided. Twin rollaway beds can be rented instead of the mats by making advance arrangements with our office.

Laundry: A shared washer and dryer is located in the carport. A complimentary starter set of laundry essentials is provided.

Parking: Two back-to-front carport parking spaces are provided on the left side and can accommodate most vehicles. One space has 76" clearance, and the other has no height restriction. General neighborhood street parking is also available, including metered, unmetered, and pay-station options.

YOUR SPACE:
Guests will have private and exclusive access to the entire second-floor residence. This includes all interior spaces and the private outdoor entry area. The other residences located on the property (both 3BR/1.5BA) are not included in this listing, but can be rented simultaneously, when available, to accommodate larger family or business groups.

NEWPORT BEACH REGULATIONS:
This neighborhood is primarily residential and known for its peaceful, quiet atmosphere. Guests are expected to respect the community and comply with all Newport Beach Municipal Codes, including regulations regarding noise, maximum occupancy, parking, and other applicable requirements. Failure to do so may result in fines and/or eviction without a refund.

BEFORE YOU ARRIVE:
Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.

Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.

Rental Agreement: A signed rental agreement is required to complete your booking. This property may only be booked by a guest aged 25 or older.

Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.

City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.
