'The first room we were given had little black bugs all over it under the sheets. The floor was sticky as if it hadn’t been cleaned from previous person. The second room was better but the front desk lady was rude when I went down to get a new room. Would not recommend this place to anyone. The hall ways were 80 degrees and smelled awful.'

'the property was not at all prepared for the large crowd on Memorial day Sunday evening. The evening "Kick-Back" was not staffed, dishes were overflowing on tables, tables were not being cleaned, etc. We saw one staff person get off the elevator. There lots of noise from kids running through the lobby area until 9:00pm or later. The manager at the Blue Springs/Independence Drury, where I am a frequent guest, would not have tolerated what took place in Overland Park Sunday night.'

'This was a great place to stay for our vacation. I only have two things that I was not happy about but they are small compared to how nice the place was. It would be nice to have a safety bar put in the shower and outside the shower to get in and out without slipping. Also there was nothing on the floor of the tub to keep from slipping in the tub. I almost fell a couple times trying to get out. The room was like a small apartment which was great for two couples. Each room had its own bathroom...

'absolutely fantastic place to stay! Not a roach in sight and no crumbling paint anywhere. Perfectly maintained very quiet. Perfect if you are there on business. Believe me it is worth the extra money! You are worth the extra money! They have a free breakfast buffet with eggs and sausage in the morning and they even have a bar open until midnight. It's such a beautiful place and I really like staying there when I'm in Kansas City.'

'Dear Mr Royal Hampton… Staff was wonderful accommodating us, pool wasn’t too clean there was stuff floating in it but otherwise the temp was good, maybe wasn’t cleaned from the night before, there was lots of people in it that day. Breakfast was convenient and good'

'Very unique place, not a hotel feel. Property was immense and only a small portion is hotel. Room walls were adorned with large inspirational words. We had a problem with our tv and the staff was extremely diligent in trying to solve it and ultimately moved us to another (nicer) room. The breakfast had some allergy friendly options. We also enjoyed the nature trail on site.'
