This is a single-story ranch home — no stairs anywhere. Four bedrooms and 2 bathrooms with a comfortable, well-maintained layout.

The backyard is the real highlight — a large fenced yard with fruit trees, a vegetable garden (help yourself during your stay), hot tub, gas grill, and outdoor dining. Great for dogs and kids.

This home sits on a quiet cul-de-sac in South Sacramento — peaceful and residential but minutes from everything. You`re close to the Sacramento River with bike trails and Scott`s Seafood (great happy hour with river views). Kobasic`s Candies is nearby and worth a visit if you love chocolate. Easy access to I-5 and I-99 gets you anywhere in the region quickly.
Quiet Hours: Please keep noise down between 10:00 PM and 8:00 AM. Minut noise monitoring is installed and will alert both us and the guest if volume exceeds 70 decibels. Minut measures volume only — it does not record conversations.

Parties: No parties or large gatherings of any kind. It is illegal to host parties at short-term rentals in Sacramento.

Guests: Maximum occupancy is 6. Please be honest about your guest count. There is a $25 fee per undisclosed guest (including visitors not staying overnight). Please send an inquiry with the reason for your stay if you are local.

Smoking: No smoking inside the home ($300 charge if violated). Smoking is permitted in the yard only. No weed smoking inside — the smell lingers for days and affects the next guest.

Candles: No candles of any kind inside the home — fire hazard.

Pets: Pets allowed with a $100 non-refundable fee per pet (2 pet maximum). Pets must be potty-trained. Clean muddy feet before entering. No pets on furniture. Pick up after your pet in the yard. Pets may not be left alone at the home. Additional cleaning fee up to $300 if excessive hair or mud is found.

Plumbing: Please do not flush anything other than toilet paper — place wet wipes, cotton balls, and sanitary products in the bin provided.

Damage: Accidents happen — just let us know via the app as soon as possible. Stain remover is under the kitchen sink.

Check-Out: Check-out by 11:00 AM. No early check-ins or late checkouts. Please do your dishes, start a load of towels in the washer, and take out the trash.

Parking: Use the driveway or RV driveway only. Do not park on the street or in front of neighbors` homes.

Trash: Put cans on the curb Tuesday evening for Wednesday pickup. Bring them back to the right side of the home Wednesday afternoon.

Utilities: Please turn off lights and AC/heater when leaving the home.

Electronics: Do not unplug anything in the home — some devices operate the door lock and doorbell. Unplugging the router may lock you out.

Cameras: Ring doorbell cameras on the front porch and both driveways (exterior only). No cameras inside the home or backyard.
