Entire VILLA at your 100% PRIVATE disposal with 9 Bedrooms, 11 Bathrooms (9 en-suite), PANORAMIC equipped POOL, private PARKING, WIFI, BBQ, big ground with 360° stunning VIEW on the TUSCAN COUNTRYSIDE of Val d'Orcia.

Our property is located between MONTALCINO and MONTEPULCIANO, very close to PIENZA, Bagno Vignoni & Bagni San Filippo (Famous for HOT-SPRINGS & Therm baths). The place is the ideal base to discover the TRASIMENO LAKE, SIENA, CORTONA, not far from the Senese CHIANTI AREA. Many WINEFARMS in the region but not only! Here you'll find many local growers and meat producers, so 100% Slow Food for a relaxing and healthy vacation combined with cultural tours.
At the moment there is no Air Conditioning but from March/April 2018 you'll find it ;) (However, for this year, consider that the stone walls of the villa are very large and keep the air very fresh also during the hottest summer).

On the North side The villa is surrounded by amazing vineyards (just next to the property).. while on the South side you can admire the classic panorama of Val d'Orcia with colored hills with few cypress trees! Here you'll find an amazing pergola made of real grapes.. This relaxing outdoor space is furnished with tables and sofa.
The pool area, surrounded by colored flowers and roses, is equipped with a big Gazebo, some umbrella sun, a shower and many sun beds!

The property is only for you! There are no other guests as we rent the entire place at 100% exclusive disposal only! Also consider that me and my family, we live in Rome. Our friend Mirella & Livio, who live close to our property, they will think about your check in. They are very kind and discreet so you'll see them only in case you'll need help or eventual additional services during your stay! Your privacy is 100% guaranteed!
We can arrange for you private Tuscan dinner with chef, cooking classes at your villa and several kind of tours and activities!

The villa consists of two houses, very close one to each other, and a big ground with pool. We rent both the two houses (So the whole property) only at the same one group. So even if you are just 10 people for example, you'll be sure to have the entire place only for you!
On the ground floor of Both the two structures you'll find very large living area and kitchen with Dishwasher, microwave, big fridge, freezer, Ice machine, Toaster, oven, American coffee maker, moka, Kitchenware pots and pans, kettle...! All those "common areas" were studied to hosts 20 people so you'll find big tables, sofas, cab TV, large fireplaces, and all the furnitures to make your stay very comfortable! So also bigger groups are able to have dinner all together in the same house and no need to be separated!
All the bedrooms have modern bathroom en-suite with hairdryer, shower or shower & bathtube, WC, bidet, washbasin, (Two additional bathrooms are in both the living rooms for a total of 11 bathrooms). In the rooms: Queen size bed, LCD TV.. Air Conditioned (Starting from March/April 2018), Tuscan valuable furnitures!

The Maximum number of guests is 20 people. There are 9 Double Bedrooms (One of them can be prepared as twin knowing in advance), 2 sofa beds. All the bedrooms are located on the 1st floor of the villa. At your disposal also two big veranda (just in front of the entrance of each building) which are ideal for alfresco dinner or breakfast. Also a very spacious covered terrace which is accessible from the master bedroom.
We are able to provide baby cot and high chair for your babies :)

THE PRICE NOT INCLUDE:
- HEATING: Consider that we have Pellet heating which is very cheap compared to the usual GPL Heating that you find in the most of the properties in the Countryside in Tuscany. PRICE IS 5 EURO per 10KG of PELLET. (AT CONSUMPTION) A PELLET BAG is 15 KG, so you will control how many bags of pellet you will use during your stay. Usual we need heating only during the winter season.
- PETS ALLOWED: 30 EURO PER PET PER WEEK

GUARANTEE DEPOSIT: We ask for a deposit of 500 Euro as guarantee just in case of damage. We will give you back this money on the date of your check out. No worry if you have no 500 Euro at your arrival you can give this money the day after with no rush.
