The spa is 6' x 8' and has 6 jets. The backyard also has a large grass yard for playing bocce ball, croquet, or just laying out and reading in the sun. There is a fire pit with comfortable seating and the large gas stainless steel BBQ and outdoor dining table. The great room layout brings both of the living room seating areas, the kitchen, and the dining room all into one entertaining space - all of which look through the 31' wall of glass and sliding doors out to the sparkling pool and spa with 6 chaise lounges. The living room has a decorative fireplace and a 55 " smart tv with direct tv and pioneer sound bar. The kitchen is fully stocked for your cooking and dining pleasures. The coffee bar has a coffee grinder as well as a coffee maker and other accoutrements. The kitchen island has 4 barstools for breakfast bar use or sipping cocktails while visiting with the chef on hand.

The primary bedroom has a king bed, 55" smart tv with direct tv, and an en suite bathroom with separate dual sink vanity, walk-in shower and water closet. The room has large oversized sliding doors on both the North and South sides - as well as clerestory windows to bring in abundant natural light. The views of and access to both the pool yard and the quiet side yard make this retreat perfect all around.

Guest bedroom 1 has a king bed and a sliding door to the side yard with outdoor patio and seating. This room has a 40" roku tv with direct tv.

Guest bedroom 2 has a queen bed and a sliding door to the side yard with outdoor patio and seating. This room has a 48" roku tv with direct tv.

The hall guest bathroom - shared by the two guest bedrooms - has a bathtub shower combination.

RULES AND THINGS TO NOTE:
**Pool and spa heat are optional for $30-$80 per day. This fee is not included in the quoted price on some booking platforms and, if not, will be collected after you book.
**Minimum age for every guest is 25 unless accompanied by a parent. No groups larger than 6 (regardless of age) and no parties.
**Palm Springs has strict noise, occupancy, and parking rules, INCLUDING THAT NO MUSIC IS ALLOWED OUTSIDE AT ANY TIME. Violation of these rules will result in a $1000 fine and immediate eviction from the house with no refund.
**Included in your booking is an accidental damage waiver fee which applies to covered damage up to $2000. Rules and limits apply. See the rental contract for more information.
**On rentals of 28-nights or more renter is responsible for the entire gas and electric bill from check-in to check-out based on meter reads. A $3500 utility deposit will be collected after booking and will be applied to these bills. Any remaining balance will be refunded to you.
**The City of Palm Springs requires an additional written contract which you must sign after you book and requires that you send us a copy of your ID before you check in.
**This house is not pet-friendly. NO ANIMALS ALLOWED.
