WHAT WE LOVE ABOUT THIS PROPERTY:

Prominent and spacious family home in the center of town within walking distance to historic town square. Four distinct bedrooms and three full baths. You can add-on the next door "Granny Cottage" to extend your group size and breathing space. The mid-century styled Homestead on Main has been recently renovated with profoundly warm and comfortable furnishings + art.  It boasts clever modern kitchen and bathroom upgrades.

**Rental prices are dynamic. This means that the prices vary – determined by software – dependent on area inventory, day of the week, and time of year. You will not know your true price quote until you enter the number of people and the dates you are interested in.



PROPERTY LOCATION and ACCESSIBILITY:

Property is located about a 5 minute walk  from the historic town square of Mountain View, AR where there are quaint shops, dining  and more often than not, live folk music around the courthouse grounds.  Nearby you'll find medical, shopping, restaurants, etc. You are ~15 minutes from trout fishing on the White River and The Ozark Folk Center State Park. You're also 20 minutes from world class National Park Blanchard Caverns and splashing/exploring in North Sylamore Creek - a real gem!



Everything in the home is on one level.  Bathroom #2 has been modified to be chair accessible.  Ramp can be provided to assist in entering the main entrance steps as pictured.



PETS:

Max 3. We love dogs! They are welcome here for an additional fee of $85 for up to 3 dogs - a flat fee for the duration of your stay.



*Heads up: sometimes your fur babies are not included in your quote on certain booking sites!* Please send us a message to let us know your pup(s) will be accompanying you during your stay. See further rules in the rental agreement. For example: pets are not allowed on the furniture but we provide doggy sheets if it's difficult to keep them off - like ours!





RENTAL AMENITIES and VARIANCES:

The layout - all one level

~ Bedrooms #1, 2, and 3 have king beds. Bedroom #4 has 2 twins and a small futon that could sleep one adult or two littles.

~ All bathrooms have walk-in showers only, no tubs. Note that Bathroom #3 is Jack and Jill style - meaning it shares and is accessible to bedrooms #3 and 4.

~ Living Room has a large smart TV with mid-grade cable package.  It is the only TV in the home. You can also stream with your own devices.

~ Kitchen has full-size appliances including; electric range, fridge, dishwasher, and countertop ice maker. Most common cooking, baking, and serving utensils are provided.

~ Wifi is highest speed available via cable. UPLOADING content rich data will hamper speeds for all.

~Central heating and cooling

~Outdoor propane grill - we supply the gas.



SUPPLIES INCLUDED:

~ All bed, bath, and kitchen linens for number of people contracted. As well as body, hand, + dish soap, trash bags, basic cleaning products + tools, and toilet paper.

~ Starter supplies (1 or 2 days depending on personal usage) of: paper towels, ground coffee + filters, and sugar, laundry pods, dishwasher pods, salt + pepper, and cooking oil.

~ BYO toiletries such as shampoo, toothpaste, etc.



ABOUT US, THE BOOKING PROCESS AND FEES

~ We are Ozark Mountain Stays LLC, a professional vacation rental management company. We are readily found in a search. We love the area and all live very locally to the properties.

~ All properties are self-check-in – with key code – after 4pm. Check out is 11am.

~ Taxes and clean/supply fees are always required as is a processing fee that varies dependent who you are booking through.

~ We cannot accept CANCELLATION variances due to personal reasons or area attraction closures. If we are mandated to close our rental operations, you will be refunded 100% or given the option of credit for future reservations good for 12 months.



1. We've lowered the down payment to reserve from 50% to 15%. IT IS NON-REFUNDABLE.

2. If you need to change your reservation due to COVID-related government mandates, we will apply your monies paid towards future reservations good for 12 months from the booking date.

3. If you prefer to just cancel, we will retain your monies paid according to the policy timeline, refunding the remainder. We always refund 100% of cleaning and pet fees

4. Please note that 3rd party sites like AirBnB and VRBO have different policies in effect. Please read their fine print.

5. Airbnb has an agreement with the state of Arkansas to collect and remit sales tax. For all other bookings, we collect and remit applicable sales taxes as required for all fees associated with a reservation.



CANCELLATION PENALTIES:

15% anytime = 15% down payment price, then additional 50% within 30 days of arrival or 75% within 14 days of arrival.
