"Kokomo" is a spacious and beautifully furnished home ready for your vacation in the amenity-rich community of Bishop's Landing. The home is well-equipped for cooking, entertaining, and relaxing. At Kokomo, "get there fast and then we’ll take it slow." With three separate outdoor porches, an outdoor shower, and a fun bumper pool table, this home is designed for the ultimate group getaway. The owner also thoughtfully supplies beach chairs, umbrellas, and body boards for your days by the sea.

FLOOR-BY-FLOOR DESCRIPTION

Main Level The first floor features four comfortable bedrooms. The primary Owner's suite offers a King bed and a private en-suite bath. Two additional guest bedrooms feature Queen beds, while the fourth bedroom is perfect for kids or groups with a bunk bed set consisting of two Full-size mattresses and a Single bed.

Upper Level The top floor is a dedicated retreat featuring a spacious loft with a daybed and TV. The fifth bedroom is located here, equipped with two Pyramid bunks (Twin over Full) and a third Twin-size bunk bed.

Outdoor Living & Parking Enjoy three separate porches and an outdoor gas grill for evening cookouts. Parking is available for up to four vehicles (two in the garage and two in the driveway); please note that street parking is strictly prohibited, though overflow lots are available nearby.

LINEN PACKAGE

1st Choice Properties provides bed and bath linens for you. Your linen package includes: fitted sheets, top sheets, and pillowcases for all beds; sets of bath towels, hand towels, and wash cloths for all guests; kitchen towels and bathmats for all full bathrooms. Your linens will be delivered to the home prior to your arrival; you are responsible for putting the linens on the beds. You are also responsible for bagging the linens at the end of your stay and leaving them outside the residence for pick-up after your departure.

STARTER KIT

1st Choice Properties also provides a Starter Kit with all rentals. Your Starter Kit includes (1) roll of paper towels, (2) rolls of toilet paper, (1) 3oz bottle of dish soap, (1) dish sponge, (1) 13gal kitchen trash bags. You are responsible for providing any additional toiletries, soap, and paper products as needed.


MISCELLANEOUS

-The maximum occupancy is 19 people.

-There is parking for 4 vehicles.

-No pets, smoking, vaping, or events are allowed.

-Delaware regulations require all guests to sign a lease agreement within 10 days of booking. A lease agreement will be sent within 24 hours of booking and an electronic signature is required before final check-in information is made available.

-Check-in is 4PM and check-out is 10AM. This is non-negotiable. Your access codes for the property will activate and deactivate precisely at these times; occupancy outside these timeframes without express permission from 1st Choice Properties is considered unlawful trespassing. 1st Choice Properties will contact you directly the day of your arrival if your property is available for an early check-in at no additional cost to you; this is our standard practice and you do not need to contact us to opt-in to it.

-The property owners we represent do not permit reservations for groups under the age of 25.


DELAWARE SHORT-TERM RENTAL TAX

Delaware has imposed a short-term rental lodging tax at the rate of 4.5% of the rent upon every occupancy of a short-term rental within the State. This new tax went into effect on January 1, 2025.
