    The space
    Welcome to our charming country cottage locatfreed in the tranquil village of Funtington, West Sussex. This delightful retreat offers two large and comfortable bedrooms, accommodating up to four guests, and boasts a pretty garden for your exclusive enjoyment.

    As you enter through the front door, you'll find yourself in the open plan sitting room, kitchen, and dining area, creating a seamless space for spending time together.

    To the left, you'll find the ground floor bedroom, offering flexible sleeping arrangements with a choice of twin or super king beds. The en-suite walk-in shower room provides convenience and privacy.

    The sitting room features comfortable seating for four, inviting you to unwind and enjoy each other's company. A smart TV is available with the usual streaming options (you will need to use your own logins to access the streaming services). Adjacent to the sitting area, a dining table for four sets the scene for shared meals and memorable conversations.

    The equipped kitchen comes complete with modern appliances, including a dishwasher, washing machine and ice box.

    As you head upstairs, you'll find the master bedroom, a peaceful space with the benefit of a spacious anteroom which has two sofas - a lovely space to relax or get ready in. The bedroom is generously proportioned with windows on both sides and plenty of storage space.

    One of the highlights of our property is the lovely private garden and patio, furnished with comfortable garden furniture. Spend time listening to the birds, whether you're enjoying a morning coffee on the patio or unwinding with a book as the sun sets. This enchanting outdoor space is perfect for intimate gatherings, alfresco dining, or simply enjoying the beauty of the surroundings.

    Funtington is a charming village with a welcoming community and a rich history. Explore the area to discover traditional country pubs, scenic walks, and beautiful landscapes. For those seeking a taste of city life, the Roman town of Chichester is just a short drive away, offering a mix of shops, restaurants, and cultural attractions such as it's cathedral, Festival Theatre and Pallant House art gallery. Just beyond Chichester is West Wittering Beach, the famous Goodwood estate for horse & motor racing and golf, West Dean Gardens and so much more.

    You will have access to the whole apartment. I won't be around in person, however I have help managing my Airbnb with a local holiday property management company. The apartment is professionally cleaned and the linen and towels are replaced with freshly laundered supplies between each stay. Remote self check-in gives flexibility for late arrivals, and 24/7 guest support is on hand should you need any assistance during your stay.

    There will be some complimentary tea, coffee and biscuits waiting for you which I am sure will be useful for those arriving after a long journey!

    Bedding and towels are provided as well as miniature travel sized bottles of shampoo, shower gel and soap.

    Other items included are a washing-up pack, toilet roll and kitchen roll which will last a couple of days. The Co-op in Bosham is a short drive away for purchasing more if needed.

    The whole property is available as per the photos. The garden is secure and perfect for bringing four legged friends and there are two parking spaces in the main driveway. We live next door and while the driveway is shared you can be assured that we will respect your privacy.
    Other things to note
    Check in / Check out

    Check in time is after 4pm and check out time is before 10am. Please can we ask that you check out on time to prevent any disruption to my cleaner's schedule.

    The lodge is next to our house but the space is private but you may see us come and go in the shared driveway.

    The ground floor bedroom will be made as a twin room unless you specify at the point of booking that you would like it to be made as a superking.

    There is an EV charging point at the property. There is a fee to use this and please let us know beforehand if you would like to use it.

    Pets
    One small, well behaved dog is welcome to join you on your holiday in the cottage, for an additional fee of £30 to cover extra cleaning. Please message in advance with the details of your pet (breed/age).
    - Dogs must be well behaved and house trained.
    - Please do not allow them upstairs or on the furniture.
    - Please clear up after them in the garden and around the property.
    - Muddy paws should be cleaned before they are allowed in the house.
    - Please do not leave them alone in the property.

    Pass the Keys® provides a hotel standard of service for short-let properties. Each property is professionally maintained and cleaned. We guarantee professionally cleaned linens and toiletries. We also provide 24/7 guest support and local personal service before and during your stay.

    The local community-based team of Pass the Keys® personally inspects each home to certify they have met Pass the Keys®’s Property Readiness Standard.

    Please note that you will be charged £100 for being locked out and £50 for lost keys, so please be careful with them.

    Additional rules
    * Standard check-in time is 4pm onwards, and check-out time is before 10am. Late checkout may incur a charge.
    * The full address will be provided prior to your check-in, together with the access details.
    * Please note that a fee of £50 will be charged for a call out if you forget the keys inside the property. The full cost of lock replacement will be charged for lost keys - please be careful with them.
    * My property is professionally cleaned and is set up to be remote access.
    * Parties are strictly prohibited in the property.
    * Smoking is strictly prohibited in the property.
    * Extra guests are not allowed unless advised otherwise.
    * Our lovely neighbors have families, so if there is excessive noise or music at antisocial hours, we will be notified. Please be sure to respect this wonderful community of neighbors and keep the noise down between 10pm and 7am.
    * Please make sure to lock the door and shut all the windows when leaving the property.
    * Only 1 small, well-behaved dog please and must be happy to ensure that the dog is not left unsupervised in the apartment, not allowed on furniture etc.

    This is your home away from home, please care for it as such.

    IMPORTANT: On behalf of our host at Pass the Keys, we require guest verification facilitated by Truvi (Previously called Superhog). Upon confirming your booking, Truvi will contact the lead booker via a secure link, providing detailed instructions for the verification process.

    The online verification requires a government-issued photo ID and a credit or debit card. During this process, you may choose between a refundable GBP 500 deposit (plus GBP 10 transaction fee currency equivalent) or purchase a non-refundable damage waiver of GBP 40 (currency equivalent) to cover potential damages during your stay.

    Once the verification process is successfully completed, check-in information will be provided. If you opted in for a deposit, this will be refunded via credit/debit card after your stay, subject to an inspection of the property.
