The living area extends to a private balcony, providing a lovely spot to enjoy the park views after a day of exploring. The spacious bedroom features a walk-through wardrobe with direct access to the bathroom.

Just a short stroll from Braddon`s renowned cafés, restaurants, Canberra Centre, the CBD and ANU, you`ll have the best of Canberra at your doorstep.

BEDROOM
The bedroom features a comfortable queen-sized bed with professionally laundered and pressed linen, along with generous wardrobe space for your belongings.

BATHROOM
The bathroom features a shower over bath and toilet. We provide towels, shampoo, conditioner, body wash, and toilet paper to get you started. For longer stays, guests may need to top up supplies depending on usage.

KITCHEN
Feel free to make use of the fully equipped kitchen, complete with:
• Fridge/freezer
• Stovetop
• Microwave
• Oven
• Dishwasher
• Crockery and cutlery

A small selection of essentials such as milk, coffee, and tea is provided for your arrival. For longer stays, guests may wish to purchase additional items as needed.

LIVING AREA
The living room offers a 40` TCL smart TV for your entertainment. You’re welcome to log into your own Netflix, YouTube, or other streaming accounts during your stay.

LAUNDRY
A washing machine and dryer are available, along with an iron and ironing board for your convenience.

OUTDOOR & SHARED AMENITIES
- Access to the building’s outdoor pool area and shared courtyard.
- The outdoor pool is located on the ground level at the rear of the building. You`ll need your key to access the pool area.

Please note that shared facilities are managed by building management and may occasionally be unavailable. We recommend checking any building notices upon arrival for the latest updates.

PARKING
- One secure dedicated car space
- A limited number of free 2-hour parking spaces are available in front of the building.

Check-in details will be sent two days before your arrival, with access codes provided four hours to keep your booking secure.

Only one guest key set is provided. Please take care not to lose the keys, as replacement costs apply. Lost keys, or keys left inside the apartment requiring assistance, will incur a minimum charge of $355.

Your keys are off-site, 700 metres from the property, 3 minutes drive or 6 minutes walk.

Guest verification is required before your reservation is confirmed (a local council requirement). Simply complete the process within 24 hours of booking — it`s quick and straightforward. Bookings not verified within this window may be automatically cancelled.

**No Smoking | No Pets**
This is a smoke-free and pet-free home throughout. Violations attract a minimum $400 fee plus any additional cleaning costs. Registered service animals are welcome where required by law.

**Leave It as You Found It**
Your cleaning fee covers standard turnover and fresh linen. We simply ask that you leave the space tidy — excessive mess may attract an additional cleaning charge (from $50).

**Registered Guests Only**

**No Parties or Events**
This is a quiet residential neighbourhood — please help us respect it. Guest numbers must not exceed those booked, visitors should depart by 10:00 PM, and quiet hours apply after that time. To maintain the serene ambiance of our accommodation, we enforce a strict no-party rule. A non-negotiable penalty of $2000 will be imposed for any violation, in addition to costs for any damages.

**Families Welcome**
Children are warmly welcome! Please note the property is not child-proofed, so supervision is required at all times.

**Bathroom Matters**
We kindly request our guests to refrain from flushing wet wipes, paper towels, or sanitary items. Discarding them in the provided bin would help to prevent blockages in the sewer system, maintaining the pristine condition of the property.
