BEDROOM & LOFTS
King Bedroom
Settle into the private primary bedroom featuring a king-size bed and an adjacent full bathroom.
Main Loft
The main loft includes a queen bed and twin bed, providing flexible sleeping space for families and groups. The second full bathroom is conveniently located nearby.
Upper Loft
For an extra bit of mountain-cabin fun, a second loft is accessed by ladder from the main loft and features a bunk bed. Due to the ladder access, this space is best suited for guests who are comfortable climbing.
LIVING AREA
After a day on the mountain, come home and relax in the inviting living room. Settle into the sofa or chair, stream a favorite show on the Smart TV, or warm up beside the wood-burning fireplace on a chilly Brian Head evening.
The fireplace adds that classic mountain-retreat atmosphere that's especially welcome after a winter day on the slopes.
KITCHEN
The kitchen is equipped with the essentials for preparing meals during your stay, whether you're making breakfast before heading to the lifts or enjoying a relaxed dinner at the condo after a day of exploring.
TWO FULL BATHROOMS
Two full bathrooms make mornings and evenings easier when traveling with family or a group. One is adjacent to the king bedroom, while the second conveniently serves the loft areas.
WINTER IN BRIAN HEAD
Timbernest 3B makes a convenient home base for ski season. Walk to the nearby Giant Steps area for skiing, snowboarding, and tubing, then return to the condo to warm up by the fireplace.
Brian Head is a high-elevation mountain community, and winter weather can create snowy and icy road conditions. A 4WD/AWD vehicle and/or chains may be necessary during winter conditions. Guests should check current weather, road conditions, and applicable traction requirements before traveling and come prepared for mountain driving.
SUMMER ADVENTURES
When the snow melts, Brian Head transforms into an alpine playground. Spend your days hiking or mountain biking nearby trails, exploring scenic overlooks, fishing or kayaking at Panguitch Lake, or taking a beautiful drive to Cedar Breaks National Monument.
The cooler mountain temperatures also make Brian Head a refreshing escape during the warmer months.

IMPORTANT PROPERTY DETAILS
• The condo is located on the second floor and there is no elevator. Guests must be comfortable using stairs.
• One underground parking space is available.
• WiFi is included.
• There is no on-site laundry.
• Ski and bike equipment is not permitted inside the building, so please plan equipment storage accordingly.
• The upper loft is accessed by a ladder and may not be appropriate for all guests.
