Welcome to your private Woodstock retreat — a bright and inviting four-bedroom home just four minutes from the village, designed for relaxed Catskills living.
Spend your days by the heated salt-water pool, grill and dine on the expansive 2,000-square-foot deck, or gather around the fire pit beneath the pines. With multiple living areas, two fireplaces, and a large garden surrounded by trees, the home offers the perfect balance of privacy, comfort, and connection.
Whether you're visiting for summer pool days, fall foliage, or cozy winter weekends, this home is an ideal base for exploring Woodstock and the Catskills.
THE HOME:
This ranch-style house has a thoughtful layout with bedrooms on one side of the home and entertainment spaces on the other, allowing for both comfort and privacy.
The living room features a large sectional sofa, vaulted ceilings, and a wood-burning fireplace. A cozy den offers additional lounging space and includes a convertible sofa bed.
The fully equipped kitchen opens to the dining area, which comfortably seats six or more guests.
OUTDOOR LIVING:
The outdoor spaces are designed for gathering and relaxing in nature.

FAMILY FRIENDLY:
Families with children are welcome. We offer optional kid-friendly wooden dining benches and chairs as an alternative to the upholstered velvet dining chairs.
Please note that while the home is kid-friendly, it is not fully childproof.

The home is located just four minutes from Woodstock Village, making it easy to enjoy everything the town has to offer.

POOL INFORMATION:
The pool is open from May 25, 2026 through October 5, 2026.
The pool is heated with propane. We provide 50 gallons of gas per week for pool heating, which is typically sufficient with moderate use. Usage is monitored daily and guests are responsible for propane overage if additional heating is required.
For energy conservation, the pool heater operates between 8:00 AM and 6:00 PM. Guests are asked to turn the heater on only when needed.
The pool area is fenced for child safety. All members of the guest party must sign a pool waiver.

• Shampoo and body wash
• Fully equipped kitchen
• Central heating and cooling
• Fire pit and outdoor seating
Babysitting services may be available upon request.
We are also happy to discuss pricing for longer stays.
GUEST POLICIES
• Maximum occupancy applies
• Additional guest fee: $25 per guest per night for groups over six guests
• No smoking inside the home
• Smoking outside only (please dispose of cigarette butts properly)
• Quiet hours after 10PM to respect neighbors
• Sorry, no pets due to allergies
Fireplaces are closed during summer months.
SEPTIC SYSTEM:
The home operates on a septic system. Please dispose of wipes, sanitary products, paper towels, and food scraps in the garbage rather than the toilets.
PROPERTY CARE:
Guests are asked to treat the home with care and respect.
Please report any damages within two hours of arrival. Unreported damages may be assumed to have occurred during the reservation.
Furniture, electronics, and artwork should not be moved.
