Welcome to Magnolia Manor — This spacious beautifully preserved historic home is nestled in Valdosta’s most peaceful and desirable Georgia Park neighborhoods, just steps from Valdosta State University campus. With soaring ceilings, original trim work, a private pool, and generous living spaces across two floors, This is the perfect home base for families, groups, and VSU visitors looking for something truly special.

The Space:
This home blends timeless architecture with modern amenities — including a private pool, fun outdoor games, and a fully equipped kitchen that opens directly to the pool area, making outdoor entertaining effortless.

Main Level — Primary Suite:
The expansive primary bedroom features two queen-sized beds beautifully arranged around decorative fireplaces that create natural separation and historic charm. The en-suite bathroom features a soaking tub and step-in shower.

Also on the main level: fully stocked kitchen, two spacious living rooms with TVs, large dining room, dedicated workspace with solid wood desk, half bathroom, and laundry area with washer, dryer, and utility sink.

Second Level:
Bedroom 2 — Queen bed with en-suite bathroom (tub/shower combo)
Bedroom 3 — King bed with en-suite bathroom (tub/shower combo)
Kids' Room — Bunk bed with two twin beds plus a Lego play nook, perfect for younger guests

Pets: Well-behaved pets are welcome with prior approval. A non-refundable $75 pet fee per pet applies and will be requested separately after booking. Please disclose all pets at the time of reservation.

Guest Access: Guests have full access to the entire home and pool. A small number of closets are locked for cleaning supply storage — please do not attempt to open these. The garage is not included in the rental.

Please Note:
All five fireplaces throughout the home are decorative only and not functional.

No smoking or vaping inside the home — evidence of indoor smoking will result in a $200 additional cleaning fee.

Please supervise children around the pool, Lego pieces, and outdoor games. • For safety and security, exterior Ring cameras are installed at the front door, outside the side pool door (covering the exterior entry only), and on the garage floodlight. There are no cameras inside the home or within the pool area
• No parties, events, receptions, or large gatherings permitted
• Only registered guests are permitted on the property unless pre-approved in writing by the host
• The home's maximum occupancy of 10 guests applies to all individuals on the property, including daytime visitors and non-overnight guests
• Decorations, balloons, confetti, glitter, tape, adhesives, command strips, nails, or anything attached to walls, ceilings, furnishings, doors, windows, or exterior surfaces are not permitted
• Please do not move indoor furniture outdoors or rearrange large furniture items within the home
• Quiet hours must be respected out of consideration for neighbors and the surrounding community
