The retreat`s living space is exclusively yours; it`s part of our larger residence, and the separate lower-level suite may be occupied by its own guests (own entrance, fully self-contained — sound travels between levels, so quiet hours 10 PM–8 AM keep nights peaceful; they`re about volume, not curfew). Registered guests only (max 14); celebrations happen at nearby venues. Exterior cameras only — never inside. Quick ID verification and a short rental agreement after booking. Pets on request — exact fee confirmed up front with approval. Bigger crew? Ask about the full estate.
GATHER YOUR PEOPLE — THAT`S WHAT THIS RETREAT IS FOR. Reunion dinners at two tables, movie nights under 20-foot ceilings, the getting-ready mornings before the big day at your venue. The rules below keep the retreat a private home for your fourteen — not a venue.

REGISTERED GUESTS ONLY. Max 14 overnight guests, all named on the booking. Anyone beyond your booked count — day visitors included — requires our written approval in advance. Unapproved visitors are a material breach of these rules.

YOUR PRIVATE RETREAT, NOT A VENUE. We can`t accommodate functions, receptions, ceremonies, set-ups, décor installations, outside vendors, open-invite gatherings, or commercial photo/film shoots — no attendees beyond your registered group, ever (our booking platforms` community policies and City of Brampton by-laws). Guests attending celebrations at nearby venues are exactly who this home was designed for.

QUIET HOURS 10:00 PM – 8:00 AM — about volume, not curfew. Late returns from your venue are expected; come in softly through your private entrance. The residence`s lower-level suite hosts its own guests and sound travels between levels. Brampton`s noise by-law applies at all times. No amplified music outdoors, ever.

PARKING: free parking on-site with ample room; street parking beyond it. Keep neighbours` driveways clear.

NO SMOKING or vaping anywhere on the property. No illegal substances.

PETS: Welcome upon request with prior approval. The exact pet fee is confirmed in writing at approval — before check-in, never after. Pets must not be left unattended and must stay off beds and furniture.

VERIFICATION: Government-issued ID and a signed rental agreement are required after booking (disclosed here per platform policy).

MONITORING: Three exterior security cameras: front door, driveway, and backyard. No cameras inside any part of the home.

ENFORCEMENT: Breach may result in termination of the stay without refund, reporting to the platform, and recovery of fines, damages, and additional cleaning costs. Stays are licences to occupy, not tenancies, per our Terms of Service.
