Situated on over 47 acres with a nearby trail connecting Fraser to Granby, the ranch provides ample opportunities for exploration. After a day of adventure, unwind in the 7-person hot tub or relax on one of the two large decks, complete with a wood/charcoal grill ideal for evening BBQs.

The inviting living room features cozy leather sofas, rustic lighting, a fireplace, floor-to-ceiling windows, vaulted ceilings, and a large Smart/Direct TV—perfect for movie nights or catching up with friends. The kitchen, connected to the dining area, boasts a spacious dining table and additional bar seating, with an extra sink to streamline meal preparation.
Retire upstairs to the private primary bedroom after a day of activities. There are also two bedrooms on the main level, each with a private bathroom, and two downstairs bedrooms that share a bathroom. Smart/Direct TVs are available in all bedrooms (except the bunk room), ensuring everyone's entertainment needs are met.
For extended stays, guests have access to a washer, dryer, and additional freezer in the large garage.

The ranch's location offers proximity to popular activities including skiing, snowboarding, hiking, kayaking, and more, with attractions like Devil’s Thumb Ranch, Winter Park Ski Resort, Grand Ranch Ski Resort, Trestle Bike Park, Hot Sulphur Springs, and Rocky Mountain National Park nearby.

Notable amenities include a private hot tub, wood/charcoal grill, fireplace for chilly nights, contactless check-in, wireless internet, and a large garage. Up to two pets are welcome with prior approval and an additional fee.

House rules emphasize safe driving on the property's roads, no smoking, shoe removal indoors, and respectful behavior towards neighbors. The property is not suitable for parties. Located between Winter Park and Granby Ranch ski resorts, the property is conveniently situated for easy access to popular attractions in Grand County. In winter, it will require a 4-wheel drive/AWD with high clearance and snow tires to access this property.

House Rules:
- Drive Responsibly: Please adhere to a maximum speed of 20 MPH on the dirt road after turning off the highway. Speeding on the property or surrounding roads will result in eviction.
- Respect Neighbors: The property boundaries are limited to the home; please refrain from using the neighbor's disc golf course.
- No Smoking: Smoking is strictly prohibited inside the home.
- Shoe-Free Environment: Kindly remove shoes upon entering the home.
- Hot Tub Safety: For safety reasons, do not use glass near or in the hot tub.
- Occupancy Limits: The home accommodates a maximum of 10 adults and 6 children (12 years old or younger).
- Pet Policy: Pets may be considered with prior approval from the management company and are subject to a $150 additional fee.
- No Party Policy: While we welcome families, this is not a party venue. Any noise complaints will lead to immediate eviction and forfeiture of the security deposit.
- Garage Door: Ensure the garage door is shut after entering or exiting, as water pipes are located in the garage and can freeze.
- Nature's Presence: Please be aware that bugs and critters are part of ranch life; no refunds will be given for sightings.
