Thank you for your interest in Siesta Breakers #603, a 2BR-2BA, 1,265 sq. ft., 6th floor, gulfside beach vacation condominium, with a screened lanai view of the entire pool area, Crescent Beach, and the Gulf of Mexico, located in Siesta Key, FL, with the central location of the Siesta Breakers gulfside property offering many area conveniences within a few minutes walking distance, such as 8 steak and seafood houses and a full service grocery store, Crescent Beach Market with a deli counter offering both hot and cold foods, a 7-Eleven convenience store also offering both hot and cold foods and open 24 hours a day, a Pizza N’ Brew restaurant down the street, a nearby drug store and post office, courier service, stores, shops, boutiques, salons, liquor store, fine restaurants and entertainment, even a marina and various beach rental businesses and services, offering boat, kayak, paddle boards, fishing tackle, live bait, para-sailing, jet-skis, bikes, and scooter rentals, boat tours, fishing charters, and baby equipment rentals, all within 5 minute walk from Siesta Breakers, therefore the rental of a vehicle not being an absolute necessity, and the central location also offering easy access onto and off of Siesta Key.

The Siesta Breakers #603 living room opens through 14 foot, floor to ceiling impact glass doors onto a screened lanai with a View of the Pool Area, Crescent Beach and the sparkling aqua blue waters of the Gulf of Mexico. The master bedroom also opens onto the screened lanai, through 5 foot glass impact doors. Enjoy the balmy breeze from the lanai with a spectacular view of the gulf, surrounded by lush tropical greenery. Guests have complete access to all Siesta Breakers property amenities, including a large heated pool, an outdoor shower, 2 tennis courts (night play available on both), clubhouse, and a private beach area (250 feet from the condo), complete with beach lounges, and chairs. The property has paver brick driveways, and parking lot, with reserved covered parking for your vehicle, and a gas barbecues available by the tennis courts. Beach access is along a walkway, just minutes to a private piece of the crystal sands of Crescent Beach.
WiFi: Complimentary Xfinity WiFi is available in the unit, password secured. Complimentary Siesta Breakers Xfinity WiFi is available in the pool area and clubhouse, not password secured. Other people might be able to see information that you send over this network if you do not have a VPN service.
Rental Deposits: Guest rental deposit payments received by VRBO are forwarded to the rental property owner 2 to 3 business days after receipt. Cancellation Policy (non-negotiable): Travelers who cancel at least 30 days before check-in will get back 100% of the amount they've paid. Travelers who cancel 14-30 days before check-in will get back 50%, and after that point, they will not get a refund.
Acts of Nature Policy (non-negotiable): In the event of severe weather conditions (hurricanes, tropical storms, and tornados), red tide or similar poor water conditions, or any other acts of nature, COMPENSATION OR RESCHEDULING OF RENTAL ARE NOT OFFERED. Under Florida law, establishments are not required to issue refunds for prepaid reservations unless rental cancellation terms state otherwise.
Severe Weather Conditions (Hurricanes, Tropical Storms & Tornados) & Mandatory Evacuations: In the event that the unit becomes unavailable or uninhabitable due to naturally occurring events or entities, such as severe weather conditions (hurricanes, tropical storms, and tornados), and mandatory evacuations, COMPENSATION OR RESCHEDULING OF RENTAL ARE NOT OFFERED to non-arrivals or for early departures. Any deposits and pre-paid rent will not be refundable, so it is highly recommended that travel/trip cancellation insurance is purchased to cover financial losses from cancellations. Officially the Atlantic Hurricane season is June 1 to November 30th. However, the most probable time for hurricanes is from mid-September to mid-October.
Red Tide or Similar Poor Water Conditions: In the event that during your stay there is an occurrence of red tide, or red tide is present upon arrival, COMPENSATION OR RESCHEDULING OF RENTAL ARE NOT OFFERED to non-arrivals or for early departures. No compensation or rescheduling of rental are offered for the inconvenience of red tide or similar poor water conditions on Crescent Beach in Siesta Key, or the surrounding areas.
Travel Insurance (recommended): We strongly advise and encourage guests to purchase travel insurance for protection in case they have to cancel their reservation due to an impending storm, hurricane warning, mandatory evacuation, or other unforeseen and unexpected events, as our cancellation policy is non-negotiable.

Great location on Siesta Key beach!
Wonderful complex, actual unit could use some improvement with decorating but overall was very clean. Not having Wifi available was the biggest complaint, but we knew of this when we rented the unit.

Siesta breaker 603
We arrived and absolutely loved being able to stay so close to the beach! Condo was very clean and neat when we arrived. We really enjoyed our stay couldn’t ask for better for the price. I do wish you could see a bit more from the lanai, but the balcony makes up for that! We watched a few thunderstorms and beautiful sunsets from the balcony. The beach was gorgeous, white sands and clear water. We did have minor issues which led to maintenance men coming in but they were in and out quick. Vic did answer us as quickly as he could when we contacted him. Plan on making another trip and hopefully staying here again!

Find a different Unit
I am surprised by all the good reviews. My assumption is many must be family, friends etc. We stay in Siesta Key at least once a year as we have close friends in the area and never have issues. Unfortunately, this was one of the only units in Siesta Key that was still available for the Easter break.
Pros: -the location is great as it is right over the bridge and you have access to restaurants and stores across the street
-Obviously, the beach and pool are great!
Cons:
-It is very dark in the unit because you are staring at a concrete wall from almost everywhere in the condo(accept for a corner in the living room and far left corner of balcony). The 2 buildings are separated by the pool and courtyard but since they tried to face the balconies in the direction of the ocean all you see is the concrete wall of the building across from you(the sides of the balconies). Its tough to explain unless you see it for yourself.
-No WIFI in the unit. (seems crazy in this day and age with a rental property) Yes, it is clearly written in the advertisement, etc. but it is still a con.
-The rugs in the bedrooms must go. Rugs don’t work well in rentals(especially at the beach). They are old and stains are everywhere.
-We also had issues with our Security Deposit. I was informed via email that there was white paint on the lanai and he sent me a photo of a thumbnail sized hole in the screen from his “cleaning person”(owner is out of the country). The email said the cleaner did not report the tiny hole the week before so we must have done it. It wasn’t us but tough to argue with that I guess? I also assured him that luckily we don’t travel with paint but he didn’t want to hear it. The only thing we could think of was sunscreen? Either way the charges to “repaint the whole Lanai floor and replace the entire screen panel added up perfectly to the few hundred dollar security deposit. Luckily it wasn't a huge deposit or I have a feeling it would have totaled that exact amount.
I suggest going a little further into the (non 5 star reviews) and how the owner responds. I obviously did not do this until after the stay(lesson learned). Even a 4 star review with a mention of the wifi gets a scathing response from him. Be sure to check the one star regarding the pool under construction(specifically his response). I think it will give better idea of what you may deal with. We have had plenty of great stays elsewhere in Siesta Key so I suggest a different unit…Good luck

Certainly enjoyed #603. Unit was adequately equipped and everything worked. The unit was clean and well located, especially being on the top floor. I would suggest that a bigger TV be installed in the LR.

Love the location, love the beach, and I love Seista Breakers! Condo was well appointed, clean and spacious. Vic is very professional and responsive. If you're looking for a laid back and relaxing vacation then this is the place to stay. Located near a grocery store, restaurants, tikibar and so much more without the crowds you find in the Village. 4 stars because of a shortage of beach chairs - had to be out to the beach by 8 am to make sure we had 4. Otherwise, this place is perfect!! Can't wait til next year.

Both my husband and I loved the unit we stayed in. PROS: It is very spacious and comfortable. The kitchen was well stocked with dishes, pots, pans, and utensils. The unit overlooked the swimming pool and the ocean, with easy access to both. CONS: 1. We payed for the Xfinity wi-fi hot spot, recommended in the description; however, the reception was extremely poor. This severely restricted our entertainment viewing and internet use options. This was a huge inconvenience during out 2-week stay. 2. The linens and the towels were required to be laundered before checking out; otherwise a fine of $15 would be changed per set. We have done decades of domestic and foreign travel and have never experienced this requirement before. Because of these cons, we are taking 1 star off the unit rating.

Beautiful property
I have been coming to this unit for at least the last 4 years. Always a wonderful experience. Everything we need is here. Condo is clean and very comfortable. Victor is always accessible if u need him for any reason. Always look forward to returning

Slice of Paradise
We were just there in Apr 2018 with our 4 yr old and 8 yr old.....made great memories.
Vic provided all essential information and was great to work with.
The unit had everything we needed.
Beach area in front of the condo was less crowded than others up and down Siesta Key....again it felt like our own slice of paradise.
Trolley stop in front of condo that brings you right into the village.
Small grocery/deli right across the street which made shopping extremely easy so we could spend more of our time enjoying the pool and beach.

#603 - Siesta Breakers
The owner was GREAT to deal with. He answered all my questions immediately. The condo was well furnished and close to everything we wanted to do. The packet of information forwarded to us covered absolutely everything about the condo and surrounding area. We would definitely love to rent this place again . . . but maybe not the first week in January. The weather was chilly, but certainly much better than the sub-zero temps in Wisconsin that week! The condo was everything we needed for our stay. Great location
The condo was not beachfront but the view from right outside the condo door was awesome. Watched the sunset from the balcony. The location was great, within walking distance of a couple restaurants and could also catch the free trolley to the village by walking across the parking lot. Great stay. Great unit.

Property was beautiful and fully equipped! Views are amazing
Stunning property located directly on the beach with beautiful views. The beach is a few steps from the apartment with beach chairs for all who stay there. Pool is also close to the beach and has chairs and tables with umbrellas. Restaurants and markets are walking distance and night life is just a few miles up the road. My family and I totally enjoyed our stay and plan on returning!! Thank u Vic!! Your place is awesome!!! The Hohman family!
