Comfortable & Convenient Accommodations

This cozy apartment is ideal for two guests but can accommodate up to four.

Sleeping Arrangements: One queen bed and one full-size pullout sofa. Comfortably sleeps two, with the option to accommodate up to four guests.

Bathroom: One full bathroom with a tub/shower combination.

Unbeatable Downtown Location: Restaurants, bars, shops, galleries, and entertainment are literally steps outside your door.

Parking: Street parking only. Guests may park in any legally designated street parking space. Please pay attention to posted parking regulations, especially during winter months when snow removal restrictions may apply.

Vacation Rental Rules & Guest Agreement

PLEASE READ CAREFULLY – ALL RULES ARE STRICTLY ENFORCED

By renting this apartment, you and your guests agree to the following rules and conditions:

1. NO SMOKING

All Quaint Cottages vacation rentals are strictly non-smoking properties. Smoking is not permitted inside the apartment.

2. ASSUMPTION OF RISK & PERSONAL BELONGINGS

Guests use the property at their own risk. Neither Quaint Cottages nor the property owner assumes responsibility for injuries occurring at the vacation rental or for lost or stolen personal belongings, to the extent permitted by applicable law.

3. FURNITURE

Furniture must remain in its original location. Please do not move or rearrange furniture.

4. MAXIMUM OCCUPANCY

The maximum occupancy of this apartment is four guests, including adults and children, although it is most comfortable for two. This limit must not be exceeded.

For safety and compliance with local regulations, unauthorized overnight guests are strictly prohibited. Additional inflatable mattresses, alternative sleeping arrangements (other than pack 'n plays or cribs), and tents are not permitted.

If the maximum occupancy is exceeded, the entire group may be required to vacate the property without a refund, subject to applicable law.

5. NO PETS

Pets are not permitted on the property, except as required by applicable law for assistance animals.

Unauthorized pets will result in a $1,500 fee, where permitted by law, and must be removed from the property immediately.

6. DAMAGES

Any damages discovered during your stay must be reported promptly. Damages identified upon arrival and reported to management will not be the guest's responsibility.

Guests are responsible for damage caused during their stay and authorize charges for necessary repair or replacement in accordance with the rental agreement and applicable law.

7. HOUSEKEEPING

The apartment will be professionally cleaned following your departure. Housekeeping services, linen changes, and towel replacements are not provided during your stay.

Please contact our office if you need assistance with cleaning-related items.

8. QUIET HOURS & PARTIES

Quiet hours begin at 10:00 PM nightly.

We do not tolerate loud groups, college-style parties, or disruptive behavior at any time of the day or night. Drinking games are prohibited.

After 10:00 PM, noise from guests must not be audible to neighboring residents, whether guests are inside or outside the apartment.

Please remember that this apartment is located in downtown Saugatuck, where consideration for neighboring residents and businesses is essential.

9. MINIMUM RENTAL AGE

The primary renter must be at least 25 years old and must be able to provide valid identification upon request during the stay.

10. WEDDINGS, EVENTS & VISITORS

Weddings, receptions, and formal events are not permitted.

Daytime visitors are allowed, provided the total number of people at the property does not exceed 1.5 times the maximum occupancy. For this apartment, that means no more than six people total, including registered guests.

Unauthorized events may result in the entire group being required to vacate without a refund, subject to applicable law.

11. FIREWORKS

Fireworks are strictly prohibited on the property at all times.

12. STREET PARKING & WINTER RESTRICTIONS

This property has street parking only. Guests may park in any legally permitted street parking space.

During winter months, please carefully read posted street signs. Certain streets require parking on designated sides on specific days to accommodate snowplowing. Guests are responsible for following all posted parking regulations and for any resulting tickets or fines.

Security Camera Disclosure

Exterior security cameras with audio recording capabilities may be present at outside entrances only. No cameras are located inside the apartment.

IMPORTANT – STRICT ENFORCEMENT

These rules are strictly enforced to comply with applicable city and township ordinances and to protect the comfort, safety, and enjoyment of our guests and neighboring community.

This rental agreement serves as your warning. Additional warnings may not be provided.

Violations may result in applicable local fines, damage charges, security deposit deductions, and termination of the rental without refund, where permitted by law.
