With a pond on one side and a mountain stream on the other, and surrounded by forest, this is the place to get away from it all. Heated Saltillo Tiles in well-appointed kitchen, two full bathrooms, with a piano and pool table for your amusement. Oak and cherry flooring and woodwork complements the totally renovated interior. Cross the bridge over the stream, and you are on your way to a beautiful hike in New York State's largest Park.
Two electric reclining top grain leather couches were delivered 2/2020. Very comfortable, room for three on each with ease. Also an electric recliner. So your viewing pleasure is more than adequate.
There is a firepit, gas grill, an offset smoker/grill. You can while away your evenings, telling ghost stories, roasting wienies or making s'mores over a crackling fire. Kindling is steps away and firewood is available for sale all over the area, but I usually have some here.
We are also children and (mellow) dog friendly---ABSOLUTELY NO pits, pit mixes or aggressive dogs allowed due to past incidents of mischaracterized dogs. Our dogs are friendly to people and other dogs; they run free, and stick around (a great life). More than 6 people, or more than 3 cars; please let me know more. Not out of the realm of the possible., but water/well constraints come into play...to wit:
IMPORTANT: We have a well, and unlike city living, the water supply is not endless. It is good water, but, for example, long showers by guests strain the supply. The well needs to replenish. Any action that can conserve water, such as utilizing the shower quick shutoff valve on the shower head, spacing out showers, is appreciated. Country living does have a few constraints!
Note that I charge additional for guests numbering more than 4, at 20 dollars per night per person, up to 6. Dogs are 10 dollars per night per dog. I'd be more than happy to explain my rationale for these extra costs if you are wondering why. Also very important: Absolutely NO SMOKING or VAPING inside the house. Ashtrays are provided for smoking outdoors, thanks for being considerate of other guests in this regard it is deeply appreciated!
15 Minutes from Ellicottville's skiing (consistently ranked highly in Ski Magazine) and 5 minutes from the Seneca Allegany Casino (with its entertainment and dining excellence), you have vacation options galore. Upon booking, I send details of local things to do with websites to click on to find out more.
The house has a 65-inch screen smart TV in the living room and a smart 49 inch one in the 2nd floor master bathroom, which has an attached deck. DIRECTV provides viewing pleasure; it is a basic service, so bring your Netflix, Amazon, etc. passwords with you.
Three bedrooms, all upstairs, with beds as follows: one King, one Queen, one Full. Both bathrooms are spacious, one upstairs and one downstairs, and the open floor plan with no walls between the Oak Room (with pool table), kitchen and living room make socializing ideal.
Beautiful hiking, with Art Roscoe's ski/bike/hike trails and Stone Tower, with its stunning views, but a short distance away. There are 5 mountain streams, with no habitation upstream, in the back 40, which is surrounded by Allegany State Park. You can pitch your tent nearby and still be able to use the facilities; perfect for a family.
As we know the COVID situation is still very fluid, and it is still a health issue in September 2023. I have blocked off days to allow for self-sanitizing before I go in and clean. These blocks are not set in stone, I've blocked off days during the week that may be available, contact me if you see your days are blocked, they may be available.
I also ask that people bring their own pillows and blankets, though I will provide them if absolutely necessary. Note that I will have to wash all of them after you leave, so that is an added hurdle both in time and cost. LET ME KNOW IN ADVANCE. I rotate three sets of sheets for each bed and they are washed and dried at higher heats than in the old days.
All that said, this is a great place to forget about COVID, the rat race, the daily stresses of living...if only for a short while. Nature is therapeutic, and you walk out the door and hike immediately. A crackling fire at night. Feeding fish in the pond. You will feel rejuvenated.
