This apartment is perfectly located just a few blocks from Walnut Street, which is a popular street in Shadyside with tons of bars, restaurants, high-end shopping and coffee shops. You can walk anywhere you`d like to during your stay. You will enter the apartment through the main entrance and head up one flight of stairs and will have limited to no interactions with other tenants or guests during your stay. The smart lock at both doors allows for a seamless check-in process and eliminates the need for keys during your stay. We also provide 24/7 guest communication through the airbnb platform, so we are always here for you during your stay.

The Living Room:
Walk into a bright, spacious and well furnished living room with plenty of seating and a cozy spot for bonding! There is a 3 seater pull out sofa that pulls out into a queen bed, a love seat for extra seating, coffee/ end tables, a 4 seater kitchen table, topped off with a 43` TCL Roku Smart TV mounted in the center of the living room. Just log into your favorite subscriptions and you`re good to go!

The Kitchen:
Just next to the living room is a fully stocked & equipped kitchen. There is a four burner stove, refrigerator, dishwasher and microwave. You`ll have everything you need for cooking and eating during your stay too, including pots/ pans, cooking utensils, plates, coffee mugs, cutlery, etc. There is also a coffee machine with both decaf and regular coffee and an electric kettle with tea available. Cream & sugar is also provided for the coffee.

The bathroom:
There is one bathroom in the apartment that is fully stocked with all essentials. Hand soap, toilet paper, shampoo/ conditioner, towels (Bath, hand, washcloths, and makeup towels) and both are topped off with a luxurious waterfall shower head with removable arm. Everything you need for your stay will be provided. The bathroom is just off the living room!

Bedroom 1:
The first bedroom (and biggest) is to the left of the living room and stocked with a king sized bed. The mattress is very high end and made by Puffy allowing you to get a great nights sleep. Whether you are a stomach, side or back sleeper, you will get a great nights sleep on this mattress! Check our reviews to see how much our guests love the mattresses we provide in all of our units. Next to the bed is a large dresser and mirror, and then on the other side of the bed there is a writing desk for all business needs and an arm chair to relax. There is also ample closet space!

Bedroom 2:
The second bedroom has a queen sized mattress and is tucked away just behind the kitchen. There is a closet in this bedroom with plenty of clothing storage and hanger space available as needed.

This apartment has plenty of decor and small touches throughout to make you feel at home during your stay. You will have everything you`d need or want for a long stay, week long stay, or just a place to crash for the night! I can easily accommodate the longer stays if desired, just reach out with your requested dates so I can see what rate I have to offer.

PARKING:
- Street parking is available for your stay. You may park in any of the permit parking zones out front of the apartment but you must provide the license plate and make/ model in advance so I can register your car for parking.

STEPS:
- This is apartment is located on the first floor and there are about 5 steps to access the apartment.

AC/ Heating:
- There is central heating and air conditioning in the apartment

SMART LOCK:
- There is a smart lock at the front entrance of the apartment, allowing you to come and go as you please without worrying about keys. A code will be automatically generated for you when you book and will be sent to you in the check-in instructions.

LAUNDRY:
- There will be a coin-operated washer/ dryer in the building that you may use and is solely used for this apartment, so it will always be available.

PETS:
We are pet friendly! There is a small fee associated with bringing a pet, typically $50 per dog per stay and $30 per cat per stay, but may be less depending on your length of stay.

I am here for you during your stay, but our level of interaction is up to you. I am only a phone call or message away. You will be able to self check-in using the electronic key lock upon arrival.

You can`t beat the location of this Shadyside apartment. It is conveniently located near all Universities (Carnegie Mellon, University of Pittsburgh, Carlow, Chatham, and Duquesne). Plenty of boutiques, restaurants, parks, museums, high-end shopping and coffee shops are within walking distance. Some of the primary spots include Lululemon, Athleta, Apple Store, Banana Republic, Starbucks, Pamelas Diner, Brueggers bagels Shady Grove, The Yard, and Marios East Side Saloon. Bus stops are close by to take you to the Heinz Field, PNC park, or Rivers Casino. Southside, downtown, Lawrenceville, Squirrel Hill and Bloomfield are all a short 10-15 minute Uber away.

The airport is roughly 30 minutes from the apartment, by car and without traffic. The cost to uber is usually about a $38 each way, without surge pricing.

I highly recommend using ride-sharing services, like Uber or Lyft as you are in a hot part of town and will never have to wait more than 10 minutes for a ride.

Parking (Instructions can be found here:
- There is a small parking pad shared by the other tenants in the apartment building that you are welcome to use if there is an open spot for you. Street parking is also available, but you will need to request a parking pass in advance. I have one guest pass that I can offer for free. You will need to reach out in advance and provide the license plate number and make/ model of vehicle so I can register the parking pass for up to 3 consecutive days. Parking is FREE on Sundays, and also free from 6PM - 11AM daily (Noon on Saturdays). Between 11AM and 6PM, you are able to park for free for up to 2 hours at a time. There are heavy fees for going over but if you are bouncing around during the day, you will likely be fine without a pass. I am happy to provide one if needed! Biking:
- Rent bikes for as cheap as $2 per 30 minutes at any Healthy E-Ride bike station around town! There is an easy bike path to get you downtown in less than 30 minutes and you can get to several nearby parks by bike as well. Great way to explore the city!

Public transport:
Great walking routes along the 5th Avenue, ‘University corridor` to Chatham University, CMU and PITT.
Easy bus lines to the heart of Downtown and the Airport - 28X Airport Flyer stops nearby.
We’re extremely reasonable hosts — please know that common sense always applies to all of these rules. You never have to worry about excessive checkout chores (there are none), unfair charges, or any intrusion of privacy.

These guidelines exist only to protect against egregious or disrespectful behavior and to ensure every guest enjoys a clean, safe, and five-star experience. If you’re a respectful guest, you’ll have absolutely no issues with any of this!

🔹QUIET HOURS: (8PM - 8AM)

Please be respectful of neighbors and other guests in the building. Keep noise, TV, music, and conversation at a reasonable level during quiet hours.

If a noise complaint is received and ignored, a $200 fine per disturbance may apply.

🔹NO PARTIES OR EVENTS

Our building enforces a strict no-party policy. Hosting gatherings, bringing in unregistered guests, damaging the unit, or disrupting neighbors may result in a $1,000 fine and immediate removal without refund.

🔹NO SMOKING OR VAPING

Smoking or vaping of any kind is strictly prohibited inside the unit or in common areas. A $500 fine will apply for violation of this rule.

🔹NO UNAUTHORIZED GUESTS (WITH REASONABLE EXCEPTIONS)

We understand that sometimes friends or family may stop by briefly during your stay — that’s totally fine. This rule mainly applies to unauthorized overnight guests or large, unapproved gatherings.

Please just send us a quick message if you have visitors and there will be no issue.

If a guest hosts unapproved overnight stays, a party, or a disruptive gathering, a $25 fine per unauthorized guest may apply.

🔹NO ILLEGAL ACTIVITIES

Any illegal activity — including but not limited to drug use, possession, distribution, theft, vandalism, fraud, or any other criminal conduct — is strictly prohibited and will result in immediate termination of the stay with no refund.

We cooperate fully with local law enforcement when necessary to protect the safety of our guests, staff, and neighbors. Tampering with smoke detectors, security devices, or access systems also falls under this policy.

🔹SECURITY DEVICES

For safety and compliance, all of our properties have exterior security cameras to help protect our guests, staff, and property. Tampering with, disabling, or covering these devices is strictly prohibited and may result in immediate removal without refund.

There are no cameras or recording devices inside any apartment or home. All cameras are located only on the exterior of the property, including entryways, parking areas, and common spaces (if applicable). These devices are solely for security and guest safety purposes.
