**NOTE ABOUT NOISE: You will hear noise from the road due to our location in the complex (closer to the main road) and also potentially noise from the unit above us. We have a white noise machine to help minimize these noises.

The City of Palm Springs has resumed in-person meet and greets pursuant to
PSMC 5.25.070(m). “The Owner or the Owner’s agent or representative shall
meet the Responsible Party in person at the Vacation Rental or the Owner’s
or Owner’s agent’s office prior to, or within twenty-four (24) hours of, the
commencement of the occupancy and verbally explain and describe all rules
and regulations applicable to the use of the property as a Vacation Rental
and the responsibilities of the Responsible Party to the neighbors
and the City as well as the Owner. The Owner shall secure the signature of
the Responsible Party and all adult guests to a statement of rules and regulations …”

Set within the William Krisel-designed Ocotillo Lodge, the property is in the Twin Palms neighborhood of Palm Springs, a half block from the Ace Hotel. Downtown`s art museums, fashion boutiques, and restaurants are a short drive away.

NO animals or pets of any kind are permitted at the Property. If pets were to be brought without our consent and knowledge, guests will have to pay twice the pet fee or will have their reservation cancelled immediately.

This is a NON-SMOKING property - no smoking or vaping inside or outside the unit.

Any fines, citations or penalties imposed against us for actions triggering a violation of the City of Palm Springs will be deducted from the security deposit. Such examples can be found in our House Rules.

In the City of Palm Springs, Occupant must be at least 25 years of age or older. By continuing with this reservation, Occupant represents that they are older than 25 years of age and further warrants that other occupants are either over the age of 25, or are accompanied by an adult guardian.

NOISE: Palm Springs has strict ordinances that govern vacation rentals. In particular, we want you to note that `NO outside music is allowed at vacation rental homes.` I know, we all love our tunes out by the pool, but it`s just not allowed by law. Music may not be heard at the property lines at any time of the day (that includes music coming from inside the home). Please abide by this rule so you don`t get fined by the police, and so we don`t lose our vacation rental permit.

OCOTILLO LODGE COMMUNITY RULES:
NOISE: Please note that this is a residential community, and be courteous when entering and exiting the building. Quiet hours are from 10pm to 7am, and sound carries through our courtyard style complex. To avoid noise violations being charged to your group, please keep your guests inside of the condo during the quiet hours. Keeping the windows and doors closed helps tremendously.

TRASH: If you need to take the trash out during your stay, the community trash bins are located on the west (mountain) side of the clubhouse.

POOL: The pool is in the central courtyard, and has posted hours of operation. Please comply with all pool rules, do not use the pool after the posted hours, and be courteous of neighbors in regards to noise level while you swim/sun. No glass is allowed at the pool.

PARKING: Parking is not assigned. Feel free to park at the gate closest to your condo.

SMOKING: All smoking, vaping, and use of e-cigarettes is prohibited in all Common Areas and Exclusive Use Common Areas in the Community (including but not limited to shared and exclusive use patios, pool, spa, Sunshine Bar, all walkway, parking lot surrounding the complex, etc.). “Smoking” includes, but is not limited to, any practice by which any substance (such as tobacco or cannabis) is burned for the purpose of inhaling its smoke. “Vaping” includes, but is not limited to, inhaling vaporized water, solvents, or other liquids to inhale tobacco, cannabis, or any other substance. “E-cigarette” includes, but is not limited to, any electronic device that vaporizes liquid nicotine, cannabis, or any other substance for inhalation. Any other smoking or similar activity which causes a nuisance or disrupts the quiet enjoyment of other Members or Occupants is also prohibited. Nothing in this Operating Rule A (11) shall pre-empt, limit, or affect any other Operating Rule.

IF SOMETHING ISN`T RIGHT — TELL US FIRST
This is a privately owned home, not a hotel. No staff are on site. It is cleaned and inspected before you arrive, and things change between a morning clean and an afternoon arrival.
Message us as soon as you notice anything. We use best efforts to respond in real time and to start work as fast as we can; some repairs need a part or a licensed trade and take longer.
If we fix it, or give you a reasonable workaround, within a reasonable time, no refund or credit is due.
If a problem makes the home unfit to occupy or removes a major part of its use, and we cannot fix or substitute it in a reasonable time, we credit the nights actually affected, offer comparable accommodation if available, or reschedule.
Please don`t leave without telling us. We can`t credit a problem we were never given a chance to solve.


WHAT WE DON`T REFUND FOR — examples, not a complete list
Insects, spiders, webs, rodents, wildlife and birds native to the area, and pest treatment. Wind, dust, sand, pollen, ash, smoke, haze or debris, including on decks, patios, furniture, pools and spas. Weather of any kind, and the travel conditions it causes - snow on the road, chain controls, delays, or a drive you would rather not make. If a government order closes the only access route so that you cannot reach or occupy the home, that is handled under force majeure below. Seasonal changes to views, foliage, water levels, snow, lake or beach conditions, or landscaping. A missed housekeeping detail found after arrival - a dish put back not fully clean, a missed spot, a stray hair. Ordinary wear, minor marks, dated furnishings, or decor differing from photos where the home is substantially as described. Noise, light or activity from neighbors, construction, road work, traffic, aircraft, agriculture or community events. Slow, intermittent or reduced internet, Wi-Fi, cable, streaming or cellular service. Speed and performance are not guaranteed and no home is guaranteed suitable for streaming, gaming or video calls. Interruption of any utility or service caused by the provider, including public safety power shutoffs. Amenity items - Wi-Fi, TV, BBQ, fireplace, game room, a small appliance.
