The perfect South Palm Springs get-away nestled in the cherished Arby Cove neighborhood. Located near Southridge Estates, where Hollywood celebrities such as Bob Hope and Steve McQueen were long-term residents, the area invites you to enjoy privacy and relaxation. This lovely ranch style home offers it all. From the moment of arrival in the half circular driveway, through the inviting double front doors, the attention to detail will amaze you.

Recent renovation combines a great location with many amenities and charming accents. You will enjoy the vaulted wood-beamed ceilings with clerestory windows bathing the home in natural light and exposing spectacular views of the desert landscape. The spacious 3,300 square feet of interior living features a large kitchen with stone counters and stainless steel appliances, a breakfast area and sit-at bar, opening to the family room which features an entertainment center and fireplace. Glass doors lead out to the enormous patio and pool area. Enjoy views of the mountains while playing in the pool and tanning on the deck, or practice your putting on the green. In the evening gaze at the stars while gathered around a commodious fire table or dining at the patio table. For more formal entertaining, enjoy the spacious dining room.

There are two luxuriously appointed primary bedrooms with ensuite bathrooms. A third large bedroom, also furnished with a king size bed, includes an attached bathroom. The fourth bedroom has a Temper-pedic queen size bed and shares a full bath with the fifth, “kid-zone” room, featuring twin beds. All bedrooms are furnished with flat screen TVs.

For your convenience, there is an EV outlet for your use, just bring your own charging cable and enjoy free charging during your stay. The house is equipped with 2 Gig Fiber Internet with upload and download speeds up to 2 Gig with Eero mesh system throughout the property. A sleek, functional desk and printer are arranged with mountain views, perfect for guests who need to work while on vacation.

This oasis of relaxation also includes a wealth of entertainment options. The “playroom” will keep you occupied with a billiards table, large smart TV, and Vintage 1970’s coin operated pinball machines. A Ping Pong table is located in the garage. Outside, challenge your friends on the newly installed bocce ball court. And don’t forget to treat yourself to the wonderful hikes by strolling out the door and onto the easily accessible surrounding trails. This lovely home is only about 2 miles from downtown where the fabulously renowned restaurants and shops add to your Palm Springs trip.

Pool Heating:
*Pool heating if desired must be hired in advance for the whole stay: $150 for the first day then $100/day thereafter. Please inquire about extra fees if booking long (28+ night) stays;
*Pool heating when hired is limited to 84F;
*Pool does not need to be heated during the Summer months (June-August) it’s usually 80F+ naturally;
*Hosts will not be able to provide any refunds for occasional non-working pool heating that occur during your stay but we will do our best to have it solved in a timely manner.

In particular, we want you to note that `NO outside music is allowed at vacation rental homes.` I know, we all love our tunes out by the pool, but it`s just not allowed by law. Music may not be heard at the property lines at any time of the day (that includes music coming from inside the home). Please abide by this rule so you don`t get fined by the police, and so we don`t lose our vacation rental permit.

NO REFUNDS - Even the best or newest home has equipment that may occasionally malfunction and cannot be guaranteed operational 100% of the time. We promise to act immediately to remedy any issues, however, we do not relocate or issue refunds due to malfunctioning equipment or any other guest dissatisfaction or due to construction noise or any other items out of our control, unless the home is considered uninhabitable.

- All rentals with 28+ nights require a rental agreement signed naming and identifying all adult occupants (must present valid ID).
- Check-in time: 4-10pm.
- Checkout time: 10am.
- Primary renter must be over the age of 25, have a fully verified profile and at least 3 previous positive reviews inside the booking platform.
-Local ordinance requires host to obtain a photocopy of the renter`s ID for verification before check-in.
- This is a private property and the host reserves right to access the property at any time to perform maintenance repairs necessary or requested by the renter.
- Landscaping & Pool maintenance schedule: we are unable to offer refunds or credits for inconveniences due to scheduling and maintenance done during your stay. We also request that our maintenance teams are not turned away if they should overlap your stay.

- Pet Policy:
Only dogs allowed. No cats or any other animals.
1 small/medium-sized dog allowed (preferably under 50lbs)
Pet fee is non-refundable and required to be paid via www.airbnb.com/resolutions before check-in.
Your pet has to be house trained and you have to clean after him/her.

Absolutely no parties or loud music.

LOCAL SPECIFIC RULES AND REGULATIONS
Regulations in Palm Springs requires every guest who books a Vacation Rental in the city to sign and confirm receipt of the Good Neighbor Brochure and the Statement of Rules to be able to gain access to the property. Our local team will be arranging a meet up within 24 hours of check-in to meet you and collect the aforementioned documents and your ID.

As the person booking this property, you are the main point of contact and person responsible for ensuring your guests comply with the house rules and City rules. Please be advised that the City will fine renters in $500 per occurrence without notice if they fail to comply with the local ordinance.

The main sources of violations are:
-An excessive and unaccounted number of guests onsite
-An excessive number of cars
-Loud outdoor music (and this includes playing music from inside the home so you can hear it outside)
-Trash left outside and on sight

Only registered guests as listed on the rental agreement should be on the premises. No additional guests or visitors allowed.

We apologize for any inconvenience, however, the City of Palm Springs is not treating this lightly and everyone has to obey and adapt to the new scenario.

Late Checkout Policy
Guests must check out by the designated checkout time specified in the rental agreement. Late checkouts without prior approval will incur fees to cover costs including, but not limited to, waiting times for cleaning crews, canceled or delayed cleaning appointments, hardships on arriving guests (e.g., delayed check-ins or compensation), additional wear and tear on the property, and increased utility usage (e.g., electricity, water, or HVAC). The fees, based on the duration past the checkout time, are as follows:
• Less than 1 hour: 10% of the nightly rate or $100, whichever is greater.
• 1-2 hours: 15% of the nightly rate or $250, whichever is greater.
• More than 2 hours: Full nightly rate.
To avoid fees, guests are encouraged to coordinate with us in advance for late checkout requests. Approved late checkouts are subject to availability and may incur additional charges as agreed upon. These fees are designed to compensate for disruptions to property turnover and operational costs, and we will provide documentation (e.g., cleaning schedules, guest complaints) upon request to ensure transparency.


Additional Cleaning Policy
Guests are expected to leave the property in a reasonably clean condition, consistent with normal use. Any cleaning required beyond what is considered normal or reasonable, as determined by the property management, will result in an additional cleaning fee of $100 per hour. This fee covers costs such as extended cleaning times or specialized cleaning needs.

Marathon Golf Weekend

We stayed for four days and played 36 holes of golf a day for three days. An ambitious 108 holes of golf, but we had a blast. The house has two Master suites, one on each end of the house. The back yard is very nice with a large fire table, BBQ area, Putting Green and Pebbletech (easy on the toes) swimming pool. The neighborhood is really quiet so we were a little intimidated to make noise outside, even during regular hours in the day. Lots of parking on property with half circle driveway and ample garage space. If you're a golfer Indian Canyons Golf Course is right around the corner. Also Indian Canyons adjacent is a great place for a day hike or day adventure in nature. Also conveniently a short walk or drive away is a shopping center with everything you would need. Close enough yet far enough away! My only concern when we walked in the door was for the price we paid, it was an older property. Mind you very very well kept! It was clean and free of wear and tear, we could not tell that it had ever been rented. Modern furniture is in great condition and well placed. Linens were plentiful and fresh along with beds comfy. Glassware like wine glasses, etc were lacking, but we noted that to the manager and I am sure they will take care of it. All and all we loved this property. The layout allowed for maximum privacy among guests. Lots of nooks and patios for sanctuary. We will be back!

Month in the sun

The property fit our needs perfectly. We had both our daughters and their partners and children (9 in all) with us at various times. The location was conveniently close to Palm Springs center and to supermarkets and restaurants. The house absorbed them all with plenty of elbow room. It also had a number of activities to amuse - pool, putting green, pool table, etc. The concierge was very responsive to any request we made. A great stay!

Great, spacious house with lots to do

We stayed here as a delayed Xmas family vacation, my wife and I, and our two adult children and their partners and two dogs. The house with five bedrooms was more than enough for us. The bedrooms are situated on both sides of the house, so we all had rooms that were relatively isolated. The house was quite fun. None of us were pool players but the pool table was surprisingly fun and used a lot. We loved playing corn hole and ping pong and while we were there, a putting green was installed. There are two antique pinball machines. Instructions were a bit unclear whether we could use them or not. The pool is on an automatic cycle for heating and not controllable and other than the first night which was very cold, the water temperature was great. The only negative about this house is the lack of a hot tub which would have been great during some of the cooler evenings. But there is a fire pit that is nice to sit around in the evenings. We were surprised about how much we liked this location having stayed previously in north/central Palm Springs. The neighborhood is very secluded and perfect for walking the dogs without having to worry about traffic. The wash is a great place to take a walk with the dogs and the Araby trail is also within walking distance. We thought that the close proximity to the shipping center might be noisy, but actually super convenient to be able to walk to the stores. Several of us were working at home and this house unexpectedly had many areas to sit at computers and to Zoom conference. Kitchen was well stocked with utensils and some basic spices. The best feature of the house, and the main reason we chose it, is the TV viewing area, with spacious and comfortable seating for the 6 of us. A completely enjoyable and relaxing time was had in this house.

Great place for relaxing poolside weekend

This was a great spot for a relaxing weekend getaway! The pool was so refreshing and the house was very clean and well-stocked (particularly the kitchen, since our group cooked all meals at the house). The host was very thorough in communication and responded promptly to all of our questions both before and during our stay.
