Summary:
* Private home, some rooms locked to make home affordable for up to 4 guests.

*We do not allow animals of any kind
* Please put infants as "children" in your guest total, we do count them as a paying guest.
* No unaccounted for guests, very strictly enforced, see additional house rules! (Property has exterior cameras)

The Space:
You get use of the kitchen, living room, bedroom with queen bed, bathroom and patio with hot tub and bbq grill. The second bed is a full size pullout couch in the living room. (Other rooms in the home are locked and only rented to larger groups).
We provide starter coffee and tea for your stay.

Guest Access:
*Driveway/Parking area is shared with second unit, no other space is shared
*This listing is based on double occupancy, meaning there is a fee for each guest beyond 2 people. Day visitors are not allowed so every person on the property (including infants and children) at any time, must be on your reservation. Maximum guest occupancy is 4.
*Please do not try to open locked doors or wonder into patios belonging to other units in the property.
* Early checkin and Late check out MUST be a arranged in advance and WILL COME WITH A CHARGE. The Housekeeping company pays their staff by the hour, whether they are cleaning or waiting for guests to leave. In general they charge a fee of $25 per hour to alter the check in or check out time.

We do not alter our cancellation policy for instances of rain, snow, smoke from fires, failure to get a National Park reservation or closures to the national park. Please purchase your travel insurance accordingly.

The Neighborhood:
This is primarily a quiet mountain neighborhood with locals as our neighbors. Please respect the neighbors.

Getting Around:
Car is required.
Note: At times Yosemite National Park requires reservations, see the official website for details, if you fail to get them you can take the YARTS bus or another tour into the park without reservations.

Other Things to Note:
Charcoal for the grill is not provided. While we try to keep salt, pepper and oil stocked for your convenience, it is not guaranteed.

Please note: some roads from the East, such as Tioga Pass and Glacier Point are seasonal and are closed October through June.

Pack-n-play must be requested in advance.

PLEASE NOTE: Hot Tub is available for use 24/7 but please know that the hot tub servicer will stop by at some point, during daytime hours, to service the hot tub. We do also have other service providers (Gardner, pest control etc) that may be outside on he property during daytime hours, from time to time.

You will receive a fee request after booking to cover housekeeping expense. The housekeeping company charges $50 on checkouts on any of the previously mentioned holidays

Lost and Found: All lost and found items will be kept for up to 7 days. Shipping cost and staff time to mail it back will be charged to the guest. The minimum fees to ship an item start at $50 and goes up depending on shipping cost.

Interaction with Guests:
We live about 10 minutes away and can best be reached through the Airbnb app. We are usually available in person if there’s an issue or an emergency.
