PROPERTY DESCRIPTION

Living & Dining
This home is fully equipped with everything you need for a comfortable stay, including a spacious living room with a large-screen TV and high-speed Wi-Fi. The gourmet kitchen is a chef’s dream, featuring a massive island, a breakfast bar with seating for four, and a dedicated dining area that seats six—perfect for hosting meals at home. A private laundry room is also available for guest use.

Sleeping Quarters
The second floor houses three tastefully decorated bedrooms. The Primary Suite features a King bed and a private en-suite bathroom. The second bedroom is outfitted with a Queen bed, while the third bedroom features two bunk beds, making it an ideal space for children or extra guests.

Bishop's Landing offers premier amenities, including an Olympic-sized pool, a children's pool, a tennis facility, playgrounds, a fitness center, and a clubhouse. A seasonal shuttle service runs directly from the clubhouse to the Bethany Beach boardwalk. This property includes 8 wristbands and 1 fob for pool entry (replacement fees apply for lost items).

LINEN PACKAGE

1st Choice Properties provides bed and bath linens for you. Your linen package includes: fitted sheets, top sheets, and pillowcases for all beds; sets of bath towels, hand towels, and wash cloths for all guests; kitchen towels and bathmats for all full bathrooms. Your linens will be delivered to the home prior to your arrival; you are responsible for putting the linens on the beds. You are also responsible for bagging the linens at the end of your stay and leaving them outside the residence for pick-up after your departure.

STARTER KIT

1st Choice Properties also provides a Starter Kit with all rentals. Your Starter Kit includes (1) roll of paper towels, (2) rolls of toilet paper, (1) 3oz bottle of dish soap, (1) dish sponge, (1) 13gal kitchen trash bags. You are responsible for providing any additional toiletries, soap, and paper products as needed.

MISCELLANEOUS

-The maximum occupancy is 8 people.

-There is parking for 2 vehicles.

-No pets, smoking, vaping, or events are allowed.

-Delaware regulations require all guests to sign a lease agreement within 10 days of booking. A lease agreement will be sent within 24 hours of booking and an electronic signature is required before final check-in information is made available.

-Check-in is 4PM and check-out is 10AM. This is non-negotiable. Your access codes for the property will activate and deactivate precisely at these times; occupancy outside these timeframes without express permission from 1st Choice Properties is considered unlawful trespassing. 1st Choice Properties will contact you directly the day of your arrival if your property is available for an early check-in at no additional cost to you; this is our standard practice and you do not need to contact us to opt-in to it.

-The property owners we represent do not permit reservations for groups under the age of 25.

DELAWARE SHORT-TERM RENTAL TAX

Delaware has imposed a short-term rental lodging tax at the rate of 4.5% of the rent upon every occupancy of a short-term rental within the State. This new tax went into effect on January 1, 2025.
