New contemporary home with four large sliding glass doors that wrap the main level for AMAZING views and sunshine! Glass doors open to the southern deck and eastern covered porch for an indoor-outdoor aesthetic. The large open plan is great for families or small groups of people to socialize and relax together. The owners have thought of every design detail and furnished the home for comfort and relaxing. We are excited to share our vacation home with guests and friends. Chef's kitchen with Thermador appliances, 36" gas range, speed oven/microwave, beverage refrigerator, and fully stocked cooking/baking equipment. Ninja drip coffee maker with stocked coffee beans and grinder. Nespresso requiring original pods for espresso. Large kitchen island for cooking, baking, eating with 7 stools. Dining table can seat 10 guests. Entry area has mudroom, laundry closet, coat closet, and full bathroom with shower including hand held spray to wash dirty feet/paws. Covered porch with table and soft sofa seating. Patio has large Weber gas grill and Solo Stove Yukon fire pit with Adirondack chairs, and Hot Springs saltwater spa.

Upstairs has 4 Bedrooms, 1 Bedroom Loft, and second loft open to a bedroom. Specific Details:

*The lofts are accessed by welded metal ladders secured to wall. Please note some adults have an issue with climbing the ladders so we only recommend for agile people. Please see photographs to judge for yourself.

Hall bathroom with tub/shower. Hall study with long counter for desk. Small office/Owner's closet with monitor and keyboard off east suite - this is our private area but we often leave it unlocked for adults to use as an office. Please do not let children into our private things.

Highspeed WiFi (30 Mbps) in house with built-in speakers to stream music and great remote working space! You can connect your cell phone to the WiFi inside the house for service. 75" smart TV to stream movies at night (no cable). Wood stove stocked with firewood during cool months. Tons of games and puzzles stocked in cabinet.

Relax in Hot Spring saltwater spa. Hot Spring Grandee is the largest model with comfortable seating for 7 people including two Moto-Massage seats. Enjoy amazing night skies for star gazing on the deck or patio. Check out the Bald Eagles and their nest to the east of porch! Play in private pond with kid kayaks, tubes, and fish. Two fire rings on property with chairs. Two fields for wiffle ball, cornhole, pickle ball, spike ball, frisbee, etc. Frisbee Golf disc set plus one basket on site, or head down to Lost River State Park's challenging course!

Slack line, tree swing, and climbing rope. Items are only available for your use with your agreement that you are solely responsible for your own safety and using at your own risk.

Pets are not allowed by default. We may allow one (possibly two) well behaved dog with prior approval and an agreement of how they will be cared for inside the house. There is an added cleaning fee of $100 per dog. We do not allow more than 2 dogs or any other pets. Please respect this policy otherwise it will be considered as breaking the rules and there will be an added fee.

BONUS ADD ON OPTION:

**LOST RIVER TREEHOUSE AND SAUNA**
The Lost River Treehouse with Sauna is in separate area from main house down by pond. It is about 5-10 minute walk down southern hill from the main house out of sight.

The Treehouse overlooks our private pond which is fed by creek and underground cold spring for fresh cycled water throughout the year. The pond is stocked with fish for catch and release - some bass have gotten pretty big over the years! We have kid kayaks, canoe, and floats. There is a small beach area with fire ring and adirondack chairs.

The Treehouse is rustic with a wrap around deck up in the trees. It is being renovated to have a single queen bed as it continues to evolve over time. The listing will be updated once complete with final accommodations and price. Coming this summer 2026, we are adding a Hot SAUNA with yoga deck that will be included with the Treehouse + Sauna reservation fee. Please let us know if you are interested!

Please inquire for a discounted reservation. This is now listed as a separate rental so there may be other people at Lost River Treehouse and pond if you don't reserve it. We offer a discounted rate if you add it onto the main house. Please inquire if interested for your special discounted rate!





*OTHER THINGS TO NOTE:
This property is very secluded on 36 acres and down a private gravel lane shared with only a few neighbors with locked gate (bring flash light). Cell service is spotty with access on some high ridges. Inside the house, there is highspeed WiFi so you can connect your cell phone. Property is only 3 miles from Lost River State Park that has hiking trails, horses, pool, ranger station, etc. The main road is popular for cyclists too. Try the new amazing Pizza + Provisions just 7 miles east! The closest grocery store is in Moorefield about 25 minutes west. There is a small milk/gas shop about 15 minutes east. We recommend going to a grocery store before arriving. Farmers market or road side stands are great when in season. Please see our Guide Book under the Location section called "Where you'll be".

*This property is very secluded in the mountains. There is no general cell service for about 20 minute drive except on high ridges. You can use your cell inside the house by connecting to the WiFi. We have a landline for local calls.

*Typically a discount for full week of 7 nights.

*Your stay includes trash service for 8 bags. Please do not leave trash outside of cans or the lids unsecured. Wildlife will tear into it and create a huge mess and there will be an added fee. The local trash service doesn't recycle, so please consider bringing that home with you for recycling if possible.
