This was my first time booking a B&B, and I was worried about the cleanliness beforehand, even bringing my own sheets and pillowcases. 'Very private and comfortable house, just what we wanted. Communication with the owner was excellent. Close to Livingston Manor, Roscoe and many good restaurants and activities. Great stay.'

Ray answered all of questions very quickly and made sure everything was ok and we had what we needed. 3 beautiful bedrooms a beautiful kitchen and very comfortable living room.
