🏡 House Rules – Friendly Reminders for a Great Stay

Keep it chill during these times — think calm convos, not club-level bass. 🎧✨
🚭 No Smoking Indoors
A $300 fee will apply for any signs of indoor smoking/vaping or use in non-designated areas. We really appreciate your cooperation in keeping the space fresh and enjoyable for everyone!
🚫 Absolutely no drug use of any kind is allowed on the property — including recreational or illegal substances.


🕓 Check-In Details – Let’s Get You Settled In!
Check-in time is anytime between 4:00 PM and 12:00 AM (midnight).
Flying in late? Running behind? Just let us know — we’re happy to work with you!
Want to check in early? Totally possible — just not always guaranteed. Since it depends on cleaning schedules and guest turnover, we’ll only be able to confirm early check-in the day before or day of arrival. But we’ll do our best!
👉 Here’s what early check-in looks like if it’s available:
• 1-2 Bedrooms: $90 per hour (up to 2 hours)
• 3-4 Bedrooms: $150 per hour (up to 2 hours)
• 5+ Bedrooms: $180 per hour (up to 2 hours)

🚪 Important Door Info
Please only use the smart lock to enter and exit the unit.
Do not attempt to alter, tamper with, or change the lock in any way — this can cause damage and result in extra charges. If you use any other lock and accidentally lock yourself out, any locksmith fees or related costs will be your responsibility. Let’s avoid that hassle!

If you're loving your stay and want to linger a little longer, we totally get it — just give us at least 24 hours’ notice and we’ll check if we can make it happen!
💲 Late Check-Out (if available):

We’ll always try our best to accommodate requests, but please know we can’t guarantee late check-outs unless we’ve confirmed it with you in writing.

🐾 Pet Policy – For Our Furry VIPs!
We love pets — but we also love clean homes, happy neighbors, and well-behaved paws. 🐶🐱 Here's everything you need to know if you're bringing your furry travel buddy:
💰 Pet Fees
$100 non-refundable pet fee — per pet, per stay/month
📋 Rules for Pets
Leash or crate your pet in shared areas
No solo adventures — pets must not be left unattended in rooms
Scoop that poop! 🧼 Clean up waste right away
No pets on furniture (unless you bring your own covers — we like to keep things fur-free)
🏥 Health & Safety
Proof of current vaccinations (rabies, etc.) is required
Pets must be flea- and tick-treated — we don’t do surprise visitors 🐜
⚖️ Liability (The Serious Bit)
Pet parents are 100% responsible for any damage, injury, or chaos their pets cause
We’re not liable for vet bills, medical costs, or legal claims tied to pet behavior
🚨 Violations (Let’s Avoid These!)
Aggressive behavior, noise complaints, or unsanitary conditions may lead to:
Immediate eviction 😬
Loss of pet deposit 💸
Additional cleaning/damage fees 🧽
✅ A signed pet agreement is required — it helps us all stay on the same page and your pets stay welcome!


💰 Security Deposits – Let’s Keep It Simple!

This property has special local compliance requirements which include a signed rental agreement, ID verification, and a security hold of $1000 (which is not a traditional security deposit, just a pending transaction). As an optional alternative to the security hold, you may opt in to purchase a non-refundable damage waiver provided by a third-party insurance company. The optional damage waiver is $65 for stays up to 10 nights, with an additional $2 per day for stays longer than 10 nights. Damage waiver purchases are optional.

To make this process easy for you, we use a secure and very simple, app-free platform called Happy Guest. It is not an app, and you do not have to sign up for an account - it’s a safe and secure website. It also gives you a guest portal with all the info about the home and all of my favorite local spots.


🚗 Parking Reminder – Keep It Clear & Legal!
Heads up! While there is street parking available, please be mindful of a few important things:
🚫 Do not block any neighbors' driveways — ever. Even for a minute.
📅 Watch for posted signs! Some days have street cleaning or other restrictions (like no parking Thursdays from 9:00 AM to 11:00 AM — as shown in the sign above).
🚛 No parking of unattached trailers at any time.
We love avoiding towed cars as much as you do — and unfortunately, we can’t be held responsible for any fines or towing. So please double-check the street signs before leaving your car.

We try our absolute best to make sure everything’s in tip-top shape before you arrive — but like any well-loved home, a little wear and tear can sneak in now and then. Sometimes things break, and sometimes past guests forget to tell us. (Oops!)
That’s where you come in!
If you notice anything off when you arrive — a broken blender, a wonky doorknob, or anything else — please let us know the first few hours of checking in. The sooner you tell us, the quicker we can fix it (and the easier it is to make sure you’re not held responsible for it later).
