. All guests must complete a Calusa Community Reservation Form & provide all supporting Documents (copies of Driver's License (18 yrs & over) & Vehicle Registrations & return minimum 48 hrs PRIOR to your Arrival! Even if providing late, all is still required! NO EXCEPTIONS!
. NO ACCESS will be given to Unit/Community until all provided!
. Late admin fees can be charged if providing after 48 hrs timeline & owed by guest.
. Renter's full responsibility to provide all required & NO Cancellation or Refund on Confirmed Booking will be given!

- MAXIMUM 6 PERSONS - THIS IS ANY BREATHING PERSON!

ONLY PERSONS UNDER YOUR BOOKING ARE ALLOWED ON, INSIDE & STAY AT MY UNIT OR ACCESS MY COMMUNITY!

UNREGISTERED PERSONS/GUESTS & VEHICLES ARE TRESPASSING!

ADDED OR EXTRA GUEST- DAY/OVERNIGHT is EXTRA FEES - DAY/NIGHT FEES
Only If approved - extra fees/per person of $50-$800 day/night + 12.5 % Tax & booking fees/costs owed! Cost at discretion of Owner/Host and owed for any extra guests!

If Guest is found to have extra or unapproved persons/vehicles Owner/Host has right to charge Extra Fees &/or EVICT any/all persons for violating House Rules with NO refunds, (whole or partial) or compensation for any or all nights used or NOT used. No negative or retaliatory threats/reviews will be tolerated to following & enforcing rules.

. If damage/loss, Owner/Host/Resort has full right to keep Deposits, take any & all legal actions for any & all damage/loss including OVER the paid Damage Deposits, including Lawyer, Court, Police & Legal (including all court costs/legal fees)

SMOKING
. NON Smoking Property - No Smoking Inside/Outside, E Cigarette, Vaping, DRUGS, MARIJUANA, Underage Drinking/Driving!

REPAIRS/MAINTENANCE
My Unit does have minor floor damage in Kitchen & behind 1 Dining Table Chair, that I do have duct tape over. I am in process of trying to locate the same discontinued flooring & schedule the repair.

Outdoor Chaises are also scheduled to be repaired, please do not use.

This would not impact your stay at Anchors Aweigh. I do work very hard to ensure my unit is kept up & maintained & repaired accordingly.

Anchors Aweigh & Calusa Common Areas (pool, boat ramp, dock, hammock area, playground etc.) may need maintenance & repairs - No Refunds/Partial Refunds, Compensation, Cancellations if unavailable.

. AIR CONDITIONER - A/C IS SET TO COOL NO LOWER THAN 70s DEGREES!
- Door & Window Sensors Installed - No Tampering is allowed!
- DO NOT leave doors/windows open when A/C is running, A/C WILL STOP! Record temps & real feel over 100 degrees & in heat advisory conditions.
- If window/door is left open, A/C WILL AUTOMATICALLY STOP! Once door/ window is closed, A/C will resume.
- In understanding how an A/C unit cools, designed to cool 20 degrees below outside temps. If put too low, it will cause significant damage with overheating pumps, freezing the A/C unit or damage to the condenser and/or needing repairs or even complete replacement of the A/C unit.
- Guest/s responsible for any & all damages/repairs.
- A/C is maintained & verified functioning & cooling, immediately prior to your check in.
- If A/C is damaged due to guest abuse/misuse & guest has to leave there will be no refunds or cancellations (whole or part) on any stay nor to any unused nights.

ANIMALS/INSECTS/BUGS
. We are next to Wildlife areas, water, wetlands, nature preserves, respect the Wildlife
. Calusa has posted Alligator signs
. Florida has bugs/insects & No seems
. Anchors Aweigh is on Pest Control Plan. If you see a rare bug/insect, this is NOT an infestation nor is Unit unclean! NOTIFY me & Pest Control will Treat
. NO REFUNDS, COMPENSATION OR CANCELLATIONS to seeing bugs/insects

OWNER has right to access WITHOUT NOTICE as needed.

Guest/s are holding Anchors Aweigh & its Owners harmless & indemnify from any & all expenses, injury, death, theft, damages, loss, costs, suits, judgements, suits, fees & costs etc. (including without limitation Attorney's fees & costs through trial & any & all appeals) associated with any damage, loss cause by Guest, Guest's Family, Friends, Guests, Visitors or Invitees!

VIOLATIONS can result in immediate EVICTION of ANY/OR ALL OCCUPANTS! NO REFUNDS, PARTIAL REFUNDS, CANCELLATION, COMPENSATION TO NIGHT USED OR NOT USED!
