Occupants of the Short-Term Rental shall be prohibited from using all outdoor amenities and/or engaging in outdoor games or any outdoor activities that create noise between the hours of 9:00 PM to 8:00 AM Sunday through Thursday and 10 PM and 8 AM Friday and Saturday.

Indoor:
Step inside to a beautifully designed open-concept living area that seamlessly blends comfort and modern style. This thoughtfully curated space is perfect for relaxing, dining, and spending quality time together. With the extra large couch to cozy up on the plush seating by the warm fireplace, or enjoy movie nights on the sleek 65 inch Samsung Smart TV, complete with streaming options to suit everyone`s taste. With the open concept you can enjoy the fire while having a elegant dinner party for 6, the kitchen island provides seating for another two or extra space to prepare everyone favorite dishes. The Kitchen is equipped with everything you need to make meals for the family or host an intimate gathering.

Bedroom Descriptions:
Master Suite 1 is located across from the dining area and features a king size bed, a 55 inch Samsung smart TV, a remote controlled ceiling fan, a walk in closet and access to the back patio. The private ensuite features a large tile shower , double vanity with a make up station as well.

Bedroom 2 is next to the master and features a queen size bed, a 32 inch smart Vizio TV, remote controlled ceiling fan and a reach in closet. Bedroom 3 is next to the laundry room and features a bunk bed full over queen, a smart Vizio TV and a reach in closet.

The hallway bathroom is located across from room 2 and 3 with entry on both sides, features a shower and tub combo and a double vanity sink.

Bedroom 2: 1 Queen- size bed - sleeping 2
Bedroom 3: 1 Full over queen bunk bed - sleeping 4

Game Room Space:
This home features a full game room in the garage area of the home, it includes basket ball game, a mini sized pool table slash ping pong table, foosball , mortal combat arcade system , poker table a couch with seating for 3 and a Samsung smart TV. Plus and extra fridge to store drinks in for all the late nights of gaming fun equipped with a MINI SPLIT AC so it can be used all year around.!!!

Other Amenities: WiFi Wireless Internet. High-quality linens, bath and pool towels, and a starter set of shampoo, conditioner, soaps, and toilet paper in each bathroom. The kitchen includes a starter set of paper towels, dish soap, individually wrapped sponges, and dishwasher pods. Fully equipped laundry room with washer, dryer, iron, ironing board, and laundry pods. This property also features parking for 4, 2 in the drive way and 2 on street parking. Please note there are cameras at the property door bell ring and on the side of the property. There are two deactivated cameras that are covered in the backyard and garage/ game room of the home. Please note that the pool is services on Monday and Thursday and landscaper comes on Mondays, times can and do vary on that day.

Check-In Instructions are emailed once the House Rules Agreement is signed, the Guest List Form is submitted, a picture of a Government-Issues Photo Identification (if required by the city or county) is provided and any additional documentation that the City or County may require to rent.

Check-In Instructions are emailed three days before the check-in date when all the required documents and/or information requested are provided. We can be reached 7 days a week, 365 days a year, via text message or phone call.

1. Noise Level: `Quiet Time` in this city is from 10 PM to 8 AM. Loud parties in the home or on the premises are prohibited and grounds for immediate eviction. The registered guest/licensee and their guests and visitors agree there will be no disturbance, annoyance, endangerment, or inconvenience to the neighbors. Due to the properties` proximity, using vile or obscene language outdoors is likely to disturb and annoy the neighbors. 2. Parking: Parking is limited to the garage, driveway, and street. Parking at this house is available for This property also features parking for 6, which includes 2 in the garage, 2 in the driveway, and 2 on the street. All vehicles must be parked parallel, not horizontally, or you will be fined. RV campers and/or tents on the premises or parking area are forbidden, and you will be fined. All fines and/or towing charges are the responsibility of the registered guest. Garage doors are to be closed when not in use.

3. Neighbor Complaints: Actions by Tenants and/or guests that result in neighbor complaints or Police being called to this property will result in a minimum of a $500 charge to deal with potential HOA and legal issues & fines, which is payable by the registered guest.

4. Reporting Damage To Agent: The licensee agrees to keep the Property in good condition, and upon Licensee`s check-out, the Property will be left in a good and habitable condition. Any damage to furnishings, fixtures, furniture or other notable condition found upon check-in will be reported to the Agent within two (2) hours of Occupancy.

5. Damage Policy: Licensee shall be responsible for all damage, breakage, and/or loss to the Property, except for normal wear and tear and unavoidable casualties (as deemed by the Agent in its sole discretion) which may result from Licensee`s occupancy. Licensee agrees that all pipes, wires, glass, plumbing, household contents, and other equipment and fixtures will be in the same condition upon check-out as it was at the time of check-in, reasonable wear and tear and damage by unavoidable fire and casualty of the only exceptions. The licensee understands that the Property will be inspected before to Licensee`s check-in and upon Licensee`s check-out. You acknowledge any loss and/or damage to the Property that will result in a charge or charges for repair and/or the replacement value.

Licensee hereby confirms that he/she understands these charges may be posted to the credit card on file, or if agent is unable to charge the credit card, he/she will promptly (and in no event more than 10 days) submit the moneys due for full cost of the replacement or repair.

6. Smoking: This is a non-smoking home. You are permitted to smoke outdoors on the patio or courtyard. Butts must be disposed of properly and not left anywhere on the property. Any smoking policy violation will incur a $1,000.00 Additional `Smoke Damage` Cleaning Fee to remove smoke odors from the house and/or linens.

7. Minimum Age: I am 25 years or older and staying in this reserved property for the duration of the above-reserved dates.

8. Usage Of Utilities: The Total Occupancy Rate assumes and includes a reasonable usage of utilities. If the thermostat(s) is(are) adjusted below 74 degrees Fahrenheit in cooling mode, there will be a penalty of $100 per degree per day for the total duration of the Licensee`s reservation and/or above 74 degrees Fahrenheit in heating mode there will be a penalty of $100 per degree per day for the total duration of the Licensee`s reservation. Running the air conditioning system at a temperature below 74 degrees Fahrenheit will use excessive electricity and could freeze the unit. Pay-Per-View movies and other premium services are not included, and if ordered during your stay, they will be charged to the credit card on file. All Penalties are due right away.
