About this space
A modern, beautifully presented house with open-plan living space, and delightful outdoor seating area. Only a 30 second walk from the River Exe and near all the traditional pubs of Topsham. This is the ideal house for a family holiday, or a group wanting to enjoy Devon getaway. Take advantage of your proximity to the town centre and enjoy some shopping in the boutiques, or hop on the train to Exeter, only 15 minutes away. There's plenty to do and see from this perfectly located home.
The space
Tucked away in a quiet street, this home is right next to the water and some of the most popular pubs in Topsham, yet is private enough to enjoy peace. The front door opens onto a spacious and bright living space that includes a dining table for 6 people and a modern kitchen. The outdoor seating area has been separated from the drive to provide a secluded area for everyone to enjoy an alfresco meal.
Upstairs there is the master bedroom with King size bed, a further double bedroom and a single room, which has a desk and comfortable chair, enabling guests to work from home. The bathroom and separate toilet are both recently fitted.
The space has been tastefully decorated with modern appliances and a nod to its location with some nautical touches to provide a lovely holiday home feel. All the furnishings are recently purchased and as such, are comfortable and in good working order.
Guest access
The home and garden is yours for the entirety of your stay. You will not share any spaces with anyone else.
Other things to note
The holiday home is equipped with small hand soaps, 2 toilet rolls per bathroom and basic kitchen items such as a sponge, washing liquid, bin liners and salt & pepper. If you want anything specific, such as liquid hand soap or kitchen roll, please ensure you bring this with you for your stay.
If you wish to extend your stay, you must check with our team. The earlier you check, the better as we are sometimes unable to reschedule cleaning to suit. We must provide at least 48 hours notice to our cleaners.
Pass the Keys® provides a high standard of service for short-let properties. Each property is professionally maintained and cleaned, with hotel-quality linen. We also provide 24/7 guest support and local personal service before and during your stay.
You are welcome to use and enjoy the outdoor seating areas. We do kindly ask that guests clean up after themselves and leave these facilities in a state that is suitable for the next people staying, as our cleaners will be unable to provide a full garden overhaul at each changeover.
If the management team are called out to a resolve an issue where you are at fault, you will incur a £50 callout charge, i.e. if you cannot connect to the Wi-Fi, but you have unplugged the router.
Additional rules
- Parties are strictly prohibited, this is a quiet residential area, not suitable for events
- Extra guests are not allowed unless previously authorised
- Respect for neighbours is highly appreciated. Please keep the noise down, especially after 10pm
- Please make sure to lock the door and all the windows when leaving the property
- Please be careful to turn off the heating when you leave to help us manage bills and keep the home available to book at a reasonable rate
- Please report any maintenance issues immediately so we can address them as quickly as possible. However, we will have to make a £50 call out charge if we are called out for something that is user error (i.e. entering the Wifi code incorrectly and reporting a problem with connectivity.)
- Please check out on time at 10:00am. Our cleaners have very busy schedules and we will have to charge £50 for any late departures to cover their expenses for waiting
- There is a £100 charge for failure to leave the keys in the key safe on departure. This is because we will have to conduct an emergency lock change for safety reasons
- It is not permitted to charge electric vehicles using the property's electricity supply.
