We are GuestReady, a property manager, and we want to ensure your stay will be as smooth and comfortable as possible. We are available 24/7 should you need any assistance during your stay. Kindly note that this is a personal home, so please take good care of it as if it were your own.

Located in the vibrant Portobello district of Edinburgh, this property offers the perfect blend of seaside charm and city convenience. Conveniently situated near public transport, the property is a short walk from Brunstane train station, providing direct connections to Edinburgh city centre. Local bus services also offer frequent routes throughout the city, making exploration easy and accessible.

This property is a self-check-in property. You can check in at any time of the day as long as you respect our standard check-in time (3 p.m.).

Edinburgh has introduced a visitor levy (city tax) on all bookings starting from the 24th of July 2026 onwards. This tax will be included in the accommodation price.

Also, we charge £50 for each set of lost keys (security keys may cost more). There may be an additional cost to replace the locks for security purposes. So, please keep your keys safe.

There is a zero-tolerance policy for smoking on the property. If our team discovers evidence that this rule has been breached (e.g., smoke odour, ash, butts, etc.), we reserve the right to charge a minimum smoking fee of £300.

We do not allow parties, large gatherings, loud noises, or outside guests. Should we receive sufficient evidence of such activity, we reserve the right to cancel your stay (without a refund) and may involve a security team to evict you. Any associated cost will be charged to you via your security deposit. Local authorities may also be present (if required).
