Light-filled and open-plan, our self-contained garden retreat blends boutique hotel comfort with relaxed, down-to-earth charm. Set privately in our family garden with driveway parking beside the room. We’re just a one-mile walk through the beautiful Alexandra Park and Queen's Rd to the beach. A little further along the promenade are the famous antique shops of Hastings Old Town to the east, and the vibrant cafés and galleries of St Leonards-on-Sea to the west. Perfect for couples or work stays.

The space
A modern, self-contained garden retreat designed for relaxed, easy living. Ideal for couples or working professionals, this calm, light-filled space offers an effortless getaway without fuss or formality.

The garden room is completely open plan, with no internal walls, blending the feel of an upscale boutique hotel suite with the ease of a down-to-earth Airbnb set within a family garden. Thoughtful touches include high-end bedding, fluffy towels, underfloor heating, and skylights that flood the space with natural light.

The ensuite bathroom is separated by a soft curtain rather than a solid door, maintaining the studio-style layout, and features a rainfall shower with a built-in seat. Cooking facilities are compact and practical, with two halogen hobs, a microwave, and an air fryer, ideal for simple meals.

A carefully chosen book collection adds to the relaxed, lived-in feel. Chess set and games provided as standard as well as a good wifi connection and wifi enabled speakers.

Private, peaceful, and comfortably understated, this is a place to slow down, settle in, and feel at home.

Guest access
The garden room is entirely yours, with a private entrance and driveway if you choose to use it. You can choose a friendly, guided check-in with key handover or use the lockbox for independent arrival.

Other things to note
Although the garden room sits within the grounds of our family home, it feels separate and private, set a comfortable distance from the house. It’s well insulated, peaceful, and our children are older and rarely use the garden, so you can relax and enjoy the space undisturbed.

You can park directly beside the garden room on our private driveway and come and go entirely as you please. The area is a safe, residential suburban neighbourhood, ideal for an easy, stress-free stay.

We’re just a one-mile walk through the beautiful Alexandra Park and down the High Street to the beach. Everything is close enough to explore easily, yet far enough away to return to quiet at the end of the day.
