This is the perfect home base for those taking a trip to Lake America to be near gorges in Ithaca, Syracuse, Rochester, Oswego or just stay and be quiet (or loud) in Gods Country.
This property is 200+ years old with new plumbing, electric, air, floors, additions and more! It’s got great energy. It’s country living, New hardwood floors from the Amish. Two commercial water pumps and a whole home water filter.
It is a farm house and a barn. Feel free to rent it for an event- you just need to let us know. More than 2 guests requires an event deposit and insurance.

Guests will find a welcoming snuggle space upstairs and plenty of rooms featuring one bathroom, upstairs ideal for freshening up after a day of exploring. (Still need to attach the new toilet in first floor bathroom)

Please advise if you leave it in better condition than it was, you’ll be refunded your cleaning fee. It is in way better condition- we may refund your whole stay. This is Gods Country. We’re supposed to take care of each other. That’s what this land is for.

Bring/donate towels,bedding/tents/pillows/chairs/blowup mattresses/etc. no perishable goods, budgeting and cleaning supplies
And free to reach out with any ideas for the property. I named it The Barnyard, after my late father. My mom and I have done a great job putting it all together.
It’s very natural. The amazing rustic charm of the barn and farm house creates a cozy atmosphere that invites relaxation. You won’t get this kind of country anywhere.
Plan accordingly. Drinking water is a must,
Bring bags and cleaning products and food/supplies.
Plenty of parking and events encouraged (for an extra fee)
There is a bathroom upstairs to shower and use the rest room.
There is a bedroom to the top of the stairs on the right with a bed.
Bring linens pillows towels and cleaning supplies. It’s like camping :-)
Due to how this business operates, we are far more of a community or family.
People come and go.
Take what they need, leave the rest, give it whatever it needs. Clean up after yourself and you’ll get your cleaning deposit back. Use lanterns no candles or smoking on property sorry. Feel free to bring trained animals and kids. Clean up after them too. And you’ll get your pet fee back if I don’t notice they were there no smells or hair or germs and no feces or urine on property. This is the Barnyard- a direct creation of respectful daily painstakingly hard work by many- also known as, the American dream. Whether you’re unwinding inside or stepping out to take in the surroundings, this phenomenal spot offers a unique experience. Kick back, relax, and enjoy everything Wolcott and our barn has to offer. Bring a hammock. Feel free to make it your home and how you want it- just leave it how it was or better. Leave a message on the barn. Mural or other ideas- let me know! Our home is your home- but we also expect you pay and care for it like we do.
This is the perfect spot to set up your tents, grab a bed, make yourself at home and be grateful. Enjoy a bonfire or contact me to plan the perfect event in the yard or the barn.

We also offer boat and camper parking onsite for additional fees as well as barn use. Please contact for more information. Spring 2027 we will open for weddings if we don’t sell. Long term rentals or co host options available.
