**The Chimney Hill Amenity Center is available for your use for the summer months. The amenity center has amazing features for your enjoyment including a clubhouse with indoor and outdoor pools, deck and patio areas, hot tub, fitness room, four tennis courts, arcade room, kitchen and bar area, kids playroom, outdoor play area, theatre room, fishing pond, and trail systems!**

Other Things to Note:
- Primary renter must be at least 25 years of age.
- Primary guest will be required to execute a rental agreement within 48 hours of booking the property or the reservation will be subject to cancellation. If you enter the property without signing the rental agreement, you concurrently agree to all terms of the rental agreement upon arrival at the Property grounds.
-During the winter season, you can expect snowy conditions, icy roads, and occasional snowstorms. An All-Wheel Drive (AWD) or Four-Wheel Drive (4WD) vehicle is required to book this property. Please exercise extra caution when driving and ensure your vehicle is adequately prepared for snowy conditions.

-Please be aware that inclement weather may lead to power outages or internet disruptions. Unfortunately, we are unable to provide refunds for circumstances beyond our control, such as power or internet loss.

-We are unable to make any exceptions from our cancellation policy. We recommend that you explore traveler's insurance as a means to safeguard your travel plans.

-Damage waiver: The total cost of your reservation for this Property includes a damage waiver fee which covers you for up to a limited amount, as specified in your rental contract, for Property damage (such as furniture, fixtures, and appliances) as long as you report the incident to the host prior to checking out.
