La Charmette, Lakeview villa with pool in Veyrier

La Charmette is a spectacular house with amazing lake views and a large pool located in Veyrier du Lac, on the eastern bank of Lake Annecy. Tastefully decorated, it sleeps 12 people comfortably making it the perfect space for family and friends to relax and enjoy the breathtaking scenery. Only about 15mn walk to the lakefront, tennis court, shops and restaurants; a few minute ride to join the cycle lane or the forested trails, a great location to discover the area.
La Charmette is a beautiful character property, recently renovated.

The property is set over 3 floors.
The ground floor consists of a large entrance hall with a brand new kitchen open to the living room and the outdoor terrace. There is also a spacious reading and television room. These rooms all overlook the outdoor terrace and pool below with a breathtaking view of the lake and a large dining table to share beautiful convivial meals al fresco! At this same level is a WC and a laundry room.

The first level features 3 large double bedrooms and one room with 2 single beds. 2 of the large bedrooms have wash basin areas and spectacular views and the third has an ensuite with shower. A separate shower room and family bathroom with bath complete this level . A wooden terrace wraps around the outside at the bedroom level offering outstanding lake views from 2 of the bedrooms.
On the top floor is another double bedroom with large ensuite bathroom, a large sleeping area with 2 single beds. and a separate toilet and wash hand basin area.

There are 2 outdoor spaces available:
on the lake side is a large terrasse overlooking lake, garden and swimming pool. There is a large dining table, a plancha and awnings to enjoy summer meals outside. Sun loungers are also available to relax.
On the other side of the house is a large courtyard, full of flowers and plants and sheltered by a large tree, a small table to enjoy a game or quite time in the shade. It is also a great parking area for the bikes.

From the front terrasse, a few steps lead to the parking area and down onto the large beautiful pool surrounded by a wooden terrace. Sunloungers and sun umbrella are available for you to relax by the pool.
The slopping garden gives plenty of space for children to run around and play. Please note the garden is not fenced up all the way.

There is space for 2 cars to park at the property under the carport (Please note the limited height!).

The villa is located 10mn walk to Veyrier-du-Lac village center where you will find a grocer, 2 bakeries, restaurants, pizza take away, etc.
To reach the lake, you will need to carry on down for another 5/10 mn where you will reach the Plage de la Brune. You can also reach some smaller public beaches along Chemin des Guerres between Veyrier and Menthon. Plage de la Brune is a public beach with a restaurant and a paddling pool for the little ones. A number of very nice restaurants are available all along the water front. From Veyrier, you may catch the boat shuttle to tour Lake Annecy and to go and visit Annecy Old Town.
The villa is also at the foothill of Mont Veyrier, where you will find countless trails taking you through the forest and to the top of the moutains where you will find a breathtaking view of the lake. It is a sporty walk!
You are also 2mn away from the cycle lane that takes you all the way around the lake and a number of great cycle runs and mountain biking trails are also available on your doorsteps.
In summer months, the Grand Annecy offers some free electric shuttle buses as well as free electric bikes (30mn only) to commute between the villages and into Annecy .
