Welcome to our Spacious Family Home in North Delta! This beautifully appointed two-storey retreat is designed for comfort, togetherness, and unforgettable stays—perfect for families and groups of up to 12 guests.

**Three full bathrooms** – No waiting, no rushing. Fresh towels and essential toiletries are provided for every guest.

**Fully equipped kitchen** – Everything you need, from your morning coffee to a full family feast. Includes a refrigerator, stove, microwave, dishwasher, coffee maker, cookware, dishes, and utensils.

**CLEANING & SANITIZATION**
The health, safety, and well-being of our guests are our top priorities. Our home is professionally cleaned and thoroughly sanitized after every check-out to ensure a comfortable and enjoyable stay.

**NO PETS ALLOWED**
While we love furry friends, our home is not suitable for pets. We appreciate your understanding and cooperation.

**NO SMOKING INDOORS**
Smoking is strictly prohibited inside the home. Evidence of smoking will result in additional charges for odor removal and deep cleaning.

**NO PARTIES OR EVENTS**
To help us maintain the home for all guests, parties, events, and unauthorized gatherings are not permitted. We kindly ask that you treat the property with care and respect.

HOUSE INFO + RULES

The house is equipped to sleep 12 people in beds.

📋 Please Note:
There are tenants downstairs so there may be some sound and noise from time to time, however it is generally very quiet. If this setup does not meet your preference, you may choose not to proceed with the booking. 🙏

Additional guests wishing to stay the night must bring their own sleeping bags/air mattresses/towels/pillows/linens and bedding.

All booking alteration requests for a shorter stay from the original length will be denied. Changes of dates will be accepted as long as the stay length is the same or longer.

If you require early check-in, please let us know immediately. Same-day early check-in requests will be declined. (Early check-in fee is $99, as we would have to hire an additional cleaner to have the house ready in time).

The garage is blocked off.
Check-out Time: Please note that any late check-out beyond the designated 11:00 AM time will incur an additional fee of $100 per hour.
No smoking/vaping in the home.
No parties or events.
No pets allowed.
No unregistered guests.
No food/drinks on the bed.
No loud noise after 9 PM.
Respect the neighborhood.
No shoes in the house.
Keep the house clean.
Wash your dishes before you check out.
Dispose of garbage in the garbage bins upon check-out.
Put all recycling in the recycling bin upon check-out.
Cans and bottles should go in the blue bin.
Separate any cardboard or cardboard boxes and put them on the side of the garbage bins (not in the garbage bags or bins).
The rest of the garbage can go in the garbage bins as usual.
Please respect the basement tenant who lives in the separate basement unit.
Tenant has NO access to the house.
12 guests maximum. Additional guests will be charged $100 per person.
Failure to clean up after yourself will result in a deep cleaning/unexpected cleaning fee of $500.
Smoking/vaping fee: $500.
Unauthorized parties or events fee: $1000.
There is no access or use of the houses stereo system.

• Please double-check all personal belongings before leaving—we are not responsible for lost or forgotten items. If valuables need to be returned, a $75 handling fee will apply in addition to shipping costs and any other fees incurred.
