Private 40 Acre Riverfront Estate w/ Hot Tub and Heated Pool

Welcome to Ottaway Landing, a private 40-acre riverfront estate tucked along the Boardman River in Northern Michigan, approximately 20–25 minutes from Traverse City.

Designed for gathering, resting, playing and having plenty of room to simply be together, the property sleeps up to 14 guests between a spacious four-bedroom main house and separate bunkhouse.

Come for the river, the pool, the woods and the space.

Stay long enough to know it as Home.

THE MAIN HOUSE

The main house sleeps up to eight guests across four bedrooms.

Two king bedrooms each feature their own private en-suite bathroom, while two additional queen bedrooms share a bath. The layout works beautifully for families, couples traveling together and multigenerational groups—enough room to be together without requiring everyone to be together all the time.

At the heart of the home is a spacious chef’s kitchen made for actually being used.

Cook a long dinner together. Let breakfast become lunch. Make another pot of coffee. Gather around the table after everyone said they were going to bed.

Throughout the house, you’ll find spaces to gather and spaces to disappear for a while, including an entertainment lounge, game room, fitness area and comfortable living spaces for reading, conversation and rest.

Laundry and Wi-Fi are available for guest use.

THE BUNKHOUSE

A separate bunkhouse sleeps up to six additional guests and includes its own half bath, giving larger groups room to spread out while still being together.

The bunkhouse is separate from the main house, making it especially useful for extended families, groups of friends or anyone who appreciates having a little extra space at the end of the day.

An outdoor shower adds another little piece of summer life at Ottaway Landing.

Between the main house and bunkhouse, the property accommodates a maximum of 14 overnight guests.

THE LAND

Outside is where much of the magic of Ottaway Landing begins.

The property sits on 40 private acres along the Boardman River, with room to walk, wander, play, gather or simply find a quiet corner and do absolutely nothing.

Spend summer afternoons in the heated pool. Soak in the hot tub. Wander down to the river. Gather around the fire. Play bocce or cornhole on the lawn.

Or bring a cup of coffee outside in the morning and see what happens.

There is ample on-site parking for overnight guests.

THE POOL & HOT TUB

The outdoor swimming pool is heated and seasonal.

During the off-season, we may be able to keep the pool open and heated by request. Because heating requirements vary significantly with outdoor temperatures, desired water temperature and length of stay, additional propane costs apply for off-season pool heating.

We can provide an estimated cost based on the dates of your stay and your preferred pool temperature. Please reach out before booking if off-season pool use is important to your stay so we can confirm availability and provide an estimate.

The hot tub offers another place to settle in after a day outside or exploring Northern Michigan.

As with any property with a swimming pool, hot tub and direct river access, children must be actively supervised around the water at all times.

BRING YOUR FOUR-LEGGED TRAVELING COMPANION

We’re happy to welcome one pet per stay with the required pet deposit.

To help us continue making Ottaway Landing available to guests traveling with their animals, pets must be kept off all beds and upholstered furniture.

Please clean up after your pet both indoors and throughout the property. Pets should not be left unattended in the main house or bunkhouse unless safely crated.

Ottaway Landing is a large natural property with woods, wildlife, uneven terrain and direct river access. Guests are responsible for appropriately supervising and controlling their pet while outdoors.

Guests are also responsible for any pet-related damage or excessive cleaning beyond normal use. Additional charges may apply if a pet causes damage to the property, furnishings, linens or grounds, or if additional cleaning is required after departure.

Maximum: one pet per reservation.

EXPLORE NORTHERN MICHIGAN

Ottaway Landing feels tucked away while keeping the best of Northern Michigan within easy reach.

Downtown Traverse City—with its restaurants, shops, waterfront, wineries and breweries—is approximately 20–25 minutes from the property.

Sleeping Bear Dunes National Lakeshore is roughly 50 minutes away, depending on traffic, route and your destination within the park.

Spend the day exploring Northern Michigan and come home to the river, pool, hot tub and quiet of the property.

Or don’t.

You may get here and decide you don’t particularly want to leave.

GATHER HERE

Ottaway Landing also hosts select retreats, workshops, intimate weddings and private gatherings by prior arrangement.

A standard vacation-rental reservation does not automatically include event use or permission to host a gathering beyond registered overnight guests and approved day visitors.

If you’re imagining something larger—a wedding, retreat, workshop, dinner, celebration or other special gathering—please reach out before booking so we can make sure the property and your plans are a good fit.

Event use may involve separate pricing, requirements and agreements.

Maximum overnight occupancy remains 14 guests, regardless of event attendance.

A FEW THINGS TO KNOW BEFORE YOU ARRIVE

Ottaway Landing is a large natural property along a river. Part of what we love about it is that it is very much alive.

Depending on the season, guests should expect the normal realities of Northern Michigan outdoor life: insects, wildlife, changing weather, leaves, mud, snow, uneven natural terrain and the occasional evidence that other creatures also consider these 40 acres home.

Please enjoy the land with care and leave the river, woods and outdoor spaces as you found them.

Maximum overnight occupancy is 14 guests.

Day visitors are welcome within reasonable limits. Only registered overnight guests may stay overnight, and any larger gathering or event must be approved in advance.

Quiet hours are 10 PM–8 AM. We ask guests to be considerate of the peaceful setting and surrounding area, particularly when enjoying outdoor spaces in the evening.

No smoking or vaping indoors. If smoking outdoors, please dispose of all materials safely and completely.

One pet is permitted per reservation with the required pet deposit. Please follow the complete pet guidelines above.

Please supervise children and pets around the swimming pool, hot tub, Boardman River, fire pits and other outdoor areas.

The primary renter must be 25 years of age or older.

Please treat the house, bunkhouse, furnishings, land and river with care. We want Ottaway Landing to feel lived in and enjoyed—not tiptoed around—but guests are responsible for damage beyond normal wear and use.

Most of all, this is a place meant to be inhabited.

Cook in the kitchen. Sit by the fire. Swim. Play. Nap. Wander. Gather around the table. Let the kids run around. Stay up talking. Sleep in.
