**IMPORTANT, PLEASE READ** Please be aware that this home has a lot of steps inside the house. There are 3 steps up to the front door and one additional step to get inside the house. Once you are inside, there is one step down into the dining room, an additional two steps down into the master bedroom. One more step down into the twin bed and closet area of the Master bedroom. The Main Kitchen, Living Room, Two Bedrooms, and Two bathrooms are all on one level and do not require Steps. Our Tropical Lagoon features include:

* LIVING AREA: Comfy Sectional Sofa with plenty of seating and a Flat Screen Smart TV

*GAME ROOM: Equipped with Arcade Games such as Pac-Man and NFL Blitz, Foosball Table, Couch, and French Doors that open to back deck.

* DINING AREA: Seating with room for 6 at table. Additional seating for 2 in the kitchen. Dining room has double french doors that open to pool area.

* KITCHEN: Completely stocked with everything you'll need...All kitchen items are new, not a mishmash of vacation rental leftovers.

* BEDROOM 1/MASTER: Has King size bed with brand new pillows & mattress and mattress protector. Additional daybed and Small Desk/Workspace is also available in this area

* BATHROOM 1/MASTER: Stand Up Shower

* BEDROOM 2: Has Queen size bed with new pillows & mattress and mattress protector with French doors that lead out to the back deck overlooking the lake.

* BEDROOM 3: Custom Bunk Bed Room; two doubles on the bottom and two twins on top

*BATHROOM 2/GUEST BATH: Half Bath off the Living Room and Kitchen

*BATHROOM 3/HALLWAY: Stand up shower and Tub

* LAUNDRY ROOM: Washer/Dryer located next to master bedroom, Pack and Play is stored here along with iron and ironing board for guest use.

*BACK DECK: Fishing is allowed off the back deck. We provide Fishing rods and fishing lures. The folowing rooms has french doors that open to back deck: Living Room, Game Room, and Queen Bedroom.

*Screened in Patio (located off the pool Area): Smart tv, complimented with a sectional couch and an outdoor table with seating for 8 guests.

*All Towels & Linens provided as well as a starter set of Paper towels, Trash bags, Toilet Tissue, Shampoo/Conditioner, Body Soap, Hand Soap, Dish Soap & Sponge, Laundry Detergent, Kleenex, Coffee & Creamer. Provided supplies is meant to get you started, and guests who are occupying the unit for longer periods of time may need to replenish at their own expense.

We believe in creating a wonderful experience for everyone who stays with us. These guidelines help ensure that you and all our guests have an exceptional stay! A confirmed booking with us means that you have read and acknowledged the following guidelines:



MINIMUM AGE to book is 25. THE PRIMARY GUEST on the reservation (who submits reservation) must be present for the duration of the stay and will be required to eSign additional guest registration form after the booking has been accepted

UPDATE THE NUMBER OF GUESTS you will have to the correct amount before booking. Base price includes the first 2 guests; additional charge for each guest thereafter. If you have more guests on the premises than you have notated in your reservation, we reserve the right to charge an additional fee PER PERSON/PER NIGHT.

DISRUPTIVE BEHAVIOR: While we welcome groups celebrating life events, LOUD OR VULGAR LANGUAGE OR DRUNKEN OR OTHER INAPPROPRIATE BEHAVIOR WILL NOT BE TOLERATED ON THE ENTIRE PROPERTY. VIOLATIONS MAY RESULT IN EVICTION OF ALL PARTIES AND THE TERMINATION OF THE AGREEMENT AT THE PROPERTY OWNER'S DISCRETION.

VISITORS: Any guests visiting outside of the reservation must be approved by hosts prior to their arrival. We have limited parking on property.

NO SMOKING allowed on the property at anytime. This is strictly enforced. If evidence of smoking on property is found, you will be subject to an additional cleaning fee of $250.

NO DRUGS: Illegal drugs are strictly prohibited. This includes marijuana.

NO UNDERAGE DRINKING.

NO GLASS IN POOL AREA.

SECURITY CAMERAS: Please note there are 3 mounted exterior cameras. Locations: Over screened porch, facing the gate and facing the front door, mounted on front Right of the house facing pool and yard.

Obstructing, moving, damaging or in any way altering these devices will result in the loss of security deposit and additional charges.

LATE CHECK-OUTS & EARLY CHECK-INS: General check in time is 4PM and Checkout time is 11AM. Door codes do not activate until set check-in time. Early access will not be provided without prior approval. Guests who stay past checkout time will be charged the additional fee of $50/hr.

EXTENDED STAYS: For bookings that exceed 10 days, an additional Service Clean is required weekly. This additional fee can be paid through the booking site, or cash left for cleaner.

PEST CONTROL: In Florida, and many other tropical environments, it’s very common to see bugs and critters. We do our best to keep them out with quarterly pest service but they may occasionally sneak in or into the property. It happens and unfortunately some things are just out of our control. Let us know if you notice something and we will have someone come out to inspect or service as soon as possible.

PET POLICY: We love furry friends, but this property is pet-free without exceptions. Fines and termination of the agreement will be assessed if this rule is broken. Legitimate Service Animals are welcome exempt of a pet fee and MUST follow these ADA guidelines:

-Must remain under handler control at all times.

-Cannot be left alone in the property for any period of time (crated or loose)

-Must inform us of the task they are trained to perform and if they are needed due to a disability.

-Pet owners are responsible for any damage caused by the service animal.

-Must be house broken.

Per booking site policy and ADA regulations, Emotional Support Animals are not provided with the same protection as service animals and are not exempt from paying a pet fee.

USE OF GRILL: Guests are responsible for cleaning off any stuck food and spills as a result of their use. Food stuck to or excessive grease splattered on the BBQ grill will result in an extra cleaning charge of $50. Guest is responsible for following any specific instructions posted in the home or at the grill.
