Bedrooms:

After a day at the beach or an afternoon by the pool, everyone can retreat to a comfortable space to recharge. Six beds across five bedrooms offer flexible sleeping arrangements for families and friends traveling together.



•Primary Bedroom: King bed, TV, and a private ensuite bathroom.

•Bedroom 2: King bed and TV.

•Bedroom 3: Queen bed and TV.

•Bedroom 4: Full bed and TV.

•Bedroom 5 — First Floor: Two queen beds, offering a convenient downstairs sleeping option.



Kitchen & Dining:

Begin the day at the coffee bar, preparing your favorite cup while breakfast comes together. The spacious kitchen gives you room to cook alongside one another, put together snacks for the beach, or prepare a family dinner at your own pace.



The dining room offers a welcoming setting to gather over a meal and catch up on the day. For a leisurely breakfast with a little fresh air, take your coffee and plates out to the table on the screened porch.



Living Spaces:

The ample living room gives everyone a comfortable place to reconnect between outings. Spend a quiet morning chatting, relax after the beach, or gather to plan the next day’s adventures.



With separate spaces for lounging, games, and movies, you can enjoy being together while still finding a little room to yourself when you want it.



Game Room:

Enjoy a relaxed afternoon playing pool, sharing a few laughs over mini foosball, or shooting baskets on the basketball arcade. The PS5 offers another way to play together, while board games invite the family to pull up a seat and join in.



Whether you’re spending a rainy afternoon indoors or enjoying some time together after dinner, the game room makes it easy to slow down and have fun.



Movie Theater Room:

Spend sunny afternoons floating in the heated pool, enjoy a soak in the new hot tub, or try the cold plunge. The hot tub accommodates up to four people at a time, offering a comfortable place for a smaller group to relax and catch up.



An outdoor sofa and TV let you keep enjoying the fresh air while you lounge. The screened porch, complete with a breakfast table and bar, adds another inviting place for morning coffee and easy conversations throughout the day.



Enjoy mini golf and cornhole together while dinner cooks on the BBQ grill. As evening settles in, gather around the wood-burning fire pit, share stories, and enjoy those moments when nobody needs to hurry anywhere.



Laundry:

A washer and dryer are available for your convenience during your stay.

Indian Shores Beach is just a 5-minute drive away, making it easy to spend the morning by the water and return home for lunch and pool time. You can also explore other Gulf Coast beaches during your stay, with nearby supermarkets keeping everyday essentials within easy reach.



The Neighborhood:

Seminole Sands is located in Oakhurst Trails, an established residential neighborhood in Seminole. The surrounding homes, mature trees, and landscaped yards give the area a welcoming, lived-in character. Spacious single-family houses and greenery are part of what defines this neighborhood.



Staying here gives you the feeling of settling into a local neighborhood for a few days. It’s a comfortable setting for families and friends who enjoy taking their mornings slowly and having a relaxing place to return to after a day out.



The home sits among neighboring residences, so being considerate of the people around us is part of staying here. We want you to enjoy your time together while helping preserve the neighborhood’s residential atmosphere.



Other Things to Note:

Heated Pool:

Enjoy a relaxing swim year-round; pool heat is included in your stay at no extra charge! The system is programmed to maintain around 85°F, from October through April. Though the final water temperature depends on outdoor weather and air temperature. Heat pumps can typically warm the pool up to 10–20°F above the current air temperature, so on cooler days, it may not reach the full set temperature. No refunds will be provided due to weather conditions or heater performance.



Please note that pool and hot tub maintenance is handled by external contractors and takes place every Tuesday and Friday. You may see maintenance personnel during your stay, but the exact timing may vary. Thank you for your understanding!



Hot Tub

The property includes a private hot tub for guests to enjoy. Please shower or rinse off before entering and keep the cover secured when not in use. Water temperature and heating time may vary depending on weather, usage, and normal equipment operation. The hot tub is professionally maintained, but occasional servicing or mechanical issues may temporarily affect availability. We cannot guarantee uninterrupted operation during every stay, and refunds will not be provided solely due to temporary hot tub maintenance, temperature fluctuations, or equipment performance.



Cold Plunge

A private cold plunge is available for adult use only. Please shower or rinse off before entering to help us maintain clean, properly balanced water. The exact water temperature may fluctuate depending on weather, usage, and equipment performance. The cold plunge is routinely maintained; however, occasional maintenance or mechanical issues may temporarily affect its availability. No refunds will be provided solely due to temperature fluctuations, routine servicing, or temporary equipment issues.



There's no need to take the garbage bins to the curb. We offer valet trash service, and our team will ensure the bins are taken out every Monday and Thursday night.



The lawn is serviced every Friday, including both the front and backyard. Arrival time may vary, and service is typically completed quickly without disruption. Please allow access to the backyard as part of the regular upkeep of the property.

You are vacationing in a residential area. Please be a good neighbor by keeping the noise to a respectful level during the day and night. Excessive and unreasonable noise can deprive neighbors of the peaceful enjoyment of their private property.



For the safety and security of our guests and property, motion-activated Ring cameras are located at the front, side, and backyard of the home, including a camera overlooking the general pool area.

The cameras are exterior only and activate when motion is detected. They are there strictly for property security, guest safety, and to help protect the home. There are no cameras inside the property.
